the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the
Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the easterly side of Booth Road, distant 320.00 feet southerly from the corner formed
by the intersection of the easterly side of Booth Road with the southerly side of Sound View Avenue, and from
said point of beginning;
RUNNING THENCE North 42 degrees 51 minutes 00 seconds East, along land now or formerly of Kramer,
120.00 feet to a point;
RUNNING THENCE North 72 degrees 23 minutes 00 seconds East, 106.41 feet to a point;
RUNNING THENCE South 47 degrees 48 minutes 00 seconds East 150.00 feet to a point;
RUNNING THENCE South 48 degrees 53 minutes 40 seconds West, 250.81 feet to the easterly side of Booth
Road;
RUNNING THENCE along the easterly side of Booth Road, the following 2 courses and distances:
1. North 35 degrees 15 minutes 30 seconds West, 170.82 feet;
2. North 47 degrees 48 minutes 00 seconds West, 8.90 feet to the monument, at the point of
BEGINNING.
THE GRANTOR herein being the same person as the named grantee in deed recorded in Liber 11931 page
961.
BEING AND INTENDED TO BE the same premises as conveyed to the grantor by deed dated November 10,
1998 recorded in Liber 11931 page 961.
TOGETHER with all right, title and interest, it' any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs pr. successors and assigns of the party of the second part forever.
AND the party of the. fi.rst part covenants that the party of the first part has not done or snffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold Ihe right to receive snch consider-
ation as a trust fund to be applied first for Ihe pnrpose of payiug the cosl of Ihe improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
