WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or pamel of land, with the buildings and improvements thereon erected, situate, lying
and being in the
Town of Southold, County of Suffolk and State of New York, known and designated as and by Lot
No. 47 on a certain Map entitled, "Map of Leeward Acres at Bayview", which Map was filed in the Office of the Clerk
of thc County of Suffolk on the 4thday of June, 1971 as and by Map No. 5599, said Lot being bounded and described
as follows:
BEGINNING at a point on the southerly side of Leeward Drive where same is intersected by the division line between
Lots 48 and 47 on the above mentioned Map;
THENCE along the southerly side of Leeward Drive the following (2) courses and distances:
I) Along an arc of a curve bearing to the right having a radius of 495.82 feet, a distance along said curve of 50.42
feet;
2) South 36 degrees 50 minutes 35 seconds East 96.35 feet to land now or formerly of Seaward Acres, lnc.;
THENCE along said land, South 27 degrees 04 minutes 30 seconds West 208.58 feet to land now or formerly of
Mack;
THENCE along said land, North 60 degrees 24 minutes 00 seconds West 204.54 feet to the first above mentioned
division line;
THENCE along said division line; North 42 degrees 20 minutes 55 seconds East 271.33 feet to the southerly side of
Leeward Drive and the point or place of BEGINNING.
TOGETHER with an undivided one fii~y third (1/53) interest in lands shown and designated as "Park Recreation and
Drainage Area", on the Map of Leeward Acres at Bayview, Inc., filed in the Office of the Clerk of Suffolk on June 4th,
as Map No. 5599.
BEING the same premises described in the deed to the parties of the first part herein by deed to the grantor in LIBER
8869 PAGE 190.
The grantors herein being the same person(s) as the named grantees in a certain deed in LIBER 8869 PAGE 190 in the
Office of the Clerk in the County of Suffolk.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any st~eet~ and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
