WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

of New York, bounded and described as follows:
BEGINNING at a monument on the southwesterly corner of the herein described,
which said monument is located South 62 degrees 10 minutes 30 seconds East, 670'.18
feet from the intersection of the easterly side of North Road to Bayview (Dayton
Road) with the southerly side of land now or formerly of F.H. Sayre and from said
point of beginning as so located and defined;
RUNNING THENCE along land now or formerly of F.H. Sayre the following three
courses and distances:
1. North 26 degrees 35 minutes 10 seconds East, 86.0 feet to a ditch;
2. South 82 degrees 45 minutes 20 seconds East, along said ditch 116.97 feet;
3. North 64 degrees 15 minutes 20 seconds East, still along said ditch, 250.14
feet to land now or formerly of N. Mazzaferro & Sons;
THENCE South 27 degrees 34 minutes 20 seconds West, along said last mentioned
land 306.68 feet to land now or formerly of Coleman;
THENCE North 66 degrees 59 minutes 10 seconds West, along said land now or
formerly of Coleman, 258.46 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein
by deed dated 6/1/88 and recorded in the Suffolk County Clerk's Office on
6/10/88 in Liber 10621 Page 454.
THE GRANTEE herein affix her signature to this instrument evidencing her
agreement to assume and pay the existing note and mortgage on the premises
described herein.
