WARRANTY DEED WITH FULL COVENANTS

�� �✓ THIS INDENTURE, made the 28th day of December 1989, between Constantine P. Geor-
giopoulos and Harriet Georgiopoulos, of the one part, each residing at 156 Read Avenue,
Crestwood, New York 10707, (herein collectively the "Grantor"), and John C. Georgiopou-
los, residing at 156 Read Avenue, Crestwood, New York 10707, (herein collectively the
"Grantee"),
WITNESSETH, that the Grantor, in consideration of Ten Dollars ($10.00) and other valu-
able consideration paid by the Grantee, does hereby grant and release unto the Grantee all
of the Grantors' right, title and interest in and to Twenry_pgrcent (20%) of the whole of the
premises hereinafter described, the heirs or successors and assigns of the Grantee, forever,
ALL THAT CERTAIN plot, piece orarcel of land, situate, lying and being
in the Town of Southold, County of Suffolk, State of New York and identified
as Lot Number 1 on a certain "Subdivision Map made for Constantine P.
Georgiopoulos at Southold, Town of Southold, N. Y." filed in the Office of
the County Clerk of Suffolk County on January 29, 1985 at 2:35 P. M., under
File Number 7844,
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER
WITH THE APPURTENANCES AND ALL THE ESTATE AND RIGHTS OF THE
Grantor in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the Grantee, the heirs or successors and assigns of the Grantee forever.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Gran-
tor will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
AND the Grantor covenants as follows: that the Grantor is seized of the said premises in
fee simple and has good right to convey the same; that the Grantee shall quietly enjoy the
said premises; that the said premises are free from encumbrances; that the Grantor will
execute or procure any further necessary assurance of the title to said premises; and that
said Grantor will forever warrant the title to said premises.
The word "Grantor" shall be construed as if it read "Grantors" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the Grantor has duly executed this Deed the day and year first
above written.
