West 180 feet along the easterly side of Lighthouse Road to a point on
the southerly side of a 25 foot right-of-way. (2) North 48 degrees 41
minutes 40 seconds East 210 feet along the northerly side of other
premises of Margaret Murray to the point or place of beginning. Running
thence from said point or place of beginning North 41 degrees 18 minutes
20 seconds West 312 feet to a point and the southerly side of premises
now or formerly of Stephen Weinrib; running thence in an easterly direc-
tion along the southerly side of premises now or formerly of Stephen
Weinrib North 48 degrees 41 minutes 40 seconds East 254 .96 feet to a
point marked by an iron pipe; running thence in a southerly direction
South 27 degrees 54 minutes 10 seconds East a distance of 251.44 feet
to the northerly line of other lands of Margaret Murray; running thence
in a westerly direction along the northerly line of other land of
Margaret Murray South 48 degrees 41 minutes 40 seconds West 181.85 feet
to the point or place of beginning.
TOGETHER WITH a right-of-way for the ingress and egress of the owners,
guests and invitees of the subject described premises over the follow-
ing area:
BEGINNING at a point on the easterly side of Lighthouse Road distant
North 41 degrees 18 minutes 20 seconds West 180.00 feet from a monu-
ment set on the easterly side of Lighthouse Road marking the northerly

SUBJECT TO the following restrictions which shall bind the parties of
the second part, their heirs, successors and assigns:
a. The right-of-way granted hereunder shall not be improved with
any asphaltic, concrete or other impervious surface excepting that said
right-of-way may be improved to a width of ten feet at its center line
running on an east/west axis with a stone base or blend or other pervious
material approved by the grantor.
b. The subject premises shall not be improved with a tennis court
or swimming pool excepting easterly of the mid-line of the subject pre-
mises on a north/south axis measured from the mid-point of the southerly
boundary line of the subject premises on a line parallel with the westerly
boundary line of the subject premises in a northwesterly direction.
These restrictions shall expire and be of no force and effect upon the
death of Elizabeth Blake Schweiger or the sale by Elizabeth Blake Schweiger
of her present residence adjacent to the subject premises, whichever event
shall first occur.
TOGETHER WITH an easement for purpose of installation and maintenance of
underground water line, sewer line, electrical line, telephone lines,
cable television line from Lighthouse Road to the subject premises under
the travelled driveway now situate and maintained across the premises of
the party of the first part adjacent the subject premises as said travelled
or dirt driveway is depicted on a certain survey of Roderick Van Tuyl of
Suffolk County Tax Map parcel 1000-051-2-1, 2 (pt. ) dated July 1, 1986
being lot number l of an approved minor subdivision of which the premises
conveyed from the party of the first part to the party of the second part
by this deed constitute lot number 2, subject, however, to the following
condition: any destruction or interference with the existing dirt drive-
way as above described and maintained by the parties of the second part,
their agents, representatives, heirs, successors and assigns shall be
restored to pre-existing condition by the parties of the second part,
their agents,representatives, heirs, successors and assigns, at their
sole cost and expense within 30 days from the date of any excavation of
the premises.
Being and intended to be the same premises conveyed to the party of the
first part herein by deed recorded in Liber 10228 page 307
