1000 Drive, Palm Harbor, Florida, and STANLEY SEPKO, JR. , residing at Sound
Avenue, Mattituck, New York 11901, as tenants in common without right

BLOCK WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's

BEGINNING at a monument set at the intersection of the easterly line
of Main Bayview Road with the southerly line of Clearview Avenue; from
said point of beginning running along said southerly line of Clearview
Avenue, South 730 511 00" East 186.24 feet to an iron pipe and land of
Bauer; thence along said land of Bauer, South 120 251 40" West 106. 74
feet to a point; running thence along land now or formerly of Stanley
Cierach, Jr. , North 76° 501 00" West 199.14 feet to the easterly line
of Main Bayview Road; running thence along the said easterly line of
Main Bayview Road North 180 56 ' 50" East 117. 0 feet to the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Mary E. Pylko
by deed dated May 28, 1970 and recorded in the office of the Clerk of
the County of Suffolk on June 5, 1970 in Liber 6752 of Deeds at page
180.
SUBJECT TO the right of ANTHONY S. PYLKO to the use and occupancy of
the residence and surrounding real property described above for and
during his natural life, or until such time as he shall remarry, or
until he shall no longer acutally reside in said residence, in
accordance with paragraph "SEVENTH" of the Last Will and Testament of
Mary E. Pylko.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
\ the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
\ AND the party of the first part covenants that the party of the first part has not done or.suffered anything
whereby the said premises have been inctimbered in any way whatever, exceptas aforesaid. : .._...:;i
