Witnesseth,that the party of the first part,inconsideration of Ten Dollars and other valuable consideration paid by
ZZ, the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors

ooAll that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and

New York, being known and designated as Lot #9 on a certain map known as "Plan of
0ypr Lots owned by George H. Wells, situate at Southold, Suffolk County, New York, dated
(7 Q November 10, 1927, Otto W. Van Tuyl, Professional Engineer and Land Surveyor,
Greenport, N.Y." which said map was filed in the Suffolk County Clerk's Office on
November 28, 1927, as Map number 859, said premises being more particularly bounded
and described as follows:
BEGINNING at a monument set on the southerly side of Wells Avenue at the Westerly
corner of Lot #10 on said map; running thence South 35 degrees 45 minutes East, a
distance of 254 feet, more or less, to the ordinary high water mark of Jockey Creek;
running thence in a general southwesterly direction along said ordinary high water
mark of Jockey Creek to the southeasterly corner of Lot #8 on said map; running
thence North 21 degrees 00 minutes West, a distance of 293 feet, more or less, to
a monument on the southerly side of Wells Avenue; running thence North 66 degrees
30 minutes East, a distance of 70 feet, along the southerly side of Wells Avenue
to the point or place of beginning.
TOGETHER with all the right, title and interest of the party of the first part,
if any, in and to the beach, waters and lands under water of Jockey Creek in front
of and adjacent to said premises.
TOGETHER with all the right, title and interest of the party of the first part,
if any, in and to Wells Avenue, in front of and adjacent to the said premises.
Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To HaveAnd To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second partforever.
And the party of the first part covenants that the party of the fi rst part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
1 of the cost of the improvement before using any part of the total of the same for any other purpose.
