Van Tuyl, Professional Engineer and Land Surveyor, Greenport, N.Y." which said map was filed in the Suffolk County Clerk's Office on November 28, 1927, as Map number 859, said premises being more particularly bounded and described as follows: BEGINNING at a monument set on the southerly side of Wells Avenue at the Westerly corner of Lot #10 on said map; running thence South 35 degrees 45 minutes East, a distance of 254 feet, more or less, to the ordinary high water mark of Jockey Creek; running thence in a general southwesterly direction along said ordinary high water mark of Jockey Creek to the southeasterly corner of Lot #8 on said map; running thence North 21 degrees 00 minutes West, a distance of 293 feet, more or less, to a monument on the southerly side of Wells Avenue; running thence North 66 degrees 30 minutes East, a distance of 70 feet, along the southerly side of Wells Avenue to the point or place of beginning. TOGETHER with all the right, title and interest of the party of the first part, if any, in and to the beach, waters and lands under water of Jockey Creek in front of and adjacent to said premises.
