BEGINNING at a point on the westerly side of Youngs Avenue distance 75 feet
southerly, as measured along the westerly side of Youngs Avenue from the corner
formed by the intersection of the said westerly side of Yoangs Avenue with the
southerly side of Hain Road and which point of beginning is where the division
between the premises here described and land of Socony Oil Co. intersects the
said westerly side of Youngs Avenue;

40.67 feet to the land of E. Purcell;
RUNNING Ts~NCE along said land of E. Purcell South 73° 10' 40" west 103.88 feet
to land of T. Frohnhoefer;
RUNNING THENCE along said last mentioned land North 14° 51' 30" west 40.03 feet
to land of Socony Oil Co.;
RUNNING THENCE along said land of Socony Oil Co. North 72° 57' 20" east 106.89
feet to the vesterky side of Youngs Avenue at the point or place of begJnniug.
BEING AND INTENDED to be the same premises conveyed to the party of the first
part by deed dated August 4, 1987 and recorded September 11, 1987 in the Suffolk
County Clerk's Office in Liber 10415 page 527.
Said premises being known as and by 685 Youngs Avenue, Southold, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER wkh the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
wheroby the said premises have been encumbered in any way whatever except as aforesaid.
AND the party of the first part, in compliance w th Section 13 of the Lien Law, covenants that the party ot~
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for 'the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the Sarae for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
