of woodland situate, lying and being at Peconic, in the Town
of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point on the northeasterly boundary line of
land conveyed by Henry J. Smith to Frederick L. Hehn, by Deed dated
September 3 , 1946 and recorded in the Suffolk County Clerk' s Office
on November 4 , 1946, in Liber 2644 of Deeds at page 310, a distance
of 200. 0 feet southeasterly along said boundary line from a
monument at the northwesterly terminus of said line (said point of
beginning also being the northerly corner of the premises herein
described) ; running thence in a southeasterly direction along said
boundary line (said line being partly along the southwesterly
boundary line of Lake View Avenue and partly along the
southwesterly boundary line of Lots numbered 57 through 63 and
partly along the southwesterly boundary line of Third Avenue, all
as shown on a certain map entitled "Map No. 2 of Peconic Shores"
filed in the Suffolk County Clerk's office as Map No. 654) , South
