WITNESSETH,that the party of the first part, to whom letters
testamentary were issued by the Surrogate's Court, Suffolk County, New York
on August 7 , 1990 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of partial
distribution of estate pursuant to paragraph SECOND of Last Will And

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a monument situate at the southeasterly corner of land
owned formerly by Frank W. Fanning and Alicia V. Fanning, his wife,
and being a portion of premises described in a certain deed from Mary
Lee Wiles to Frank W. Fanning and Alicia V. Fanning, his wife, and
Richard P. Vail and Ruth H. Vail, his wife, by deed dated 10/15/1925
and recorded in Suffolk County Clerk' s Office on 10/24/1925 in
Liber 1153 Cp 103; running thence northerly along land now or formerly
of Mary Lee Wiles, a distance of 300 feet more or less to the high
water mark of Richmond Creek; running thence westerly along said high
water mark of Richmond Creek to a point distant 100 feet westerly from
TAXMAP the first course when measured at right angles thereto; running thence
DESIGNATION southerly parallel with the first course and 100 feet distant therefrom
Dist. 1000 at all points, a distance of 300 feet more or less to the northerly side
of land now or formerly of Mary Lee Wiles; running thence easterly along
Sar. 086 .00 the northerly side of land now or formerly of Mary Lee Wiles, 100 feet
more or less to the point or place of BEGINNING.
