party of the first part will execute or procure any further necessary assurance of the title to said premises; and
that said party of the'first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

being in the village of Southold, County of Suffolk and State of
New York, bounded and described as follows :
BEGINNING at the southwesterly corner of said premises where
the easterly side of a public highway known as Town Harbor Lane
intersects the high water mark of Peconic Bay; and running thence
along the easterly side of said Town Harbor Lane north
thirty-three degrees, one minute, fifty seconds west (N. 33° 1 ' 50"
W. ) three hundred and forty-three ( 343)✓feet to 'land conveyed by
iLouise C. Moore to Dorothy F. Moore by deed dated Sept. 1, 1928
recorded Sept. 7 , 1928 in Liber 1373 of deeds, page 404 ; running
thence in an Easterly direction, along said land North forty-four
degrees, twenty-one minutes forty seconds east (N.440 21 ' 40" E. )
one hundred forty-four and twenty-three hundredths ( 144 . 23�feet
to land of Thomas C. Bent formerly of Thomas J. Phillips; running
thence in a southerly direction along said land south forty-eight
degrees, three minutes, twenty seconds east (S. 480 3 ' 20" E. ) two
hundred ninety-six and ninety-eight hundredths ( 296 . 98�feet to
Peconic Bay; thence Westerly along said highwater mark of Peconic
Bay as it winds and turns abo two hundred thirty-four and
seventy-three hundredths (234 .73Vfeet to the point of BEGINNING.
TOGETHER with all the right, title and interest of the party
of the first part in and to said Peconic Bay and the lands under
water of said Peconic Bay adjoining the above described premises,
and all right, title and interest of the party of the first part
in and to the fee of that portion of Town Harbor Lane lying oppo-
site and adjoining the above-described premises .
Being the same premises conveyed to the party of the first
part by deed dated February 2 , 1936 recorded February 8, 1936 in
the office of the Clerk of Suffolk County in Liber 1848 of deeds
Page 480 .
