All of the right, title and interest of the party of the first part in the
following described parcel: A piece of beach and strand consisting of two acres
more or less, bounded and described as follows: northerly by Budd's Pond; easterly
by the channel of Mill Creek; southerly by Peconic Bay or Southold Bay; and
westerly by the new channel leading from the Bay into Budd's Pond;
NO TOGETHER with all of the right, title and interest of the party of the first
(dojera_ part in and to lands under water in Budd's Pond, Mill Creek Channel, Peconic Bay or
�On Southold Bay and the new channel leading from the Bay into Budd's Pond, and
together with all rights of way and easements appurtenant to the above described

in Liber 529 of Deeds at page 119 on November 12, 1902, which premises are a

portion of the premises devised to the party of the first part as a tenant in
common with Ester F. Glendinning and ERNA F. COLLISON under the last will and
testament of Bertha B. Fismer and exemplified copy which was filed in the Office
of the Surrogate of Suffolk County by Decree of said Surrogate made May 21, 1953.
.' TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
o - and also ail the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
