Young, P.E. and L.S., entitled "Map of Reydon Shores, Inc., Bayview, L.I., N.Y., in the Town of Southold, Suffolk County, N.Y." and filed in the office of the Clerk of the County of Suffolk, Riverhead, New York on July 1, 1931 as Map No. 631, being more particularly described as follows: BEGINNING at a monument set on the westerly line of Reydon Drive at the southeasterly corner of Lot 28, Block E, shown of Map of "Reydon Shores", filed in Suffolk County Clerk's Office as Map No. 631; RUNNING THENCE southerly along the curved westerly line of Reydon Drive 120.6 feet,' more or less, to the northeasterly comer of Lot 33, shown on said Map;. THENCE along said Lot 33, North 69 degrees 48 minutes 40 seconds West 158.4 feet to the easterly line of a certain 25 foot roadway, shown on said Map; THENCE along said roadway, North 20 degrees 11 minutes 20 seconds East 120.0 feet to Lot 28; THENCE along said Lot 28, South 69 degrees 48 minutes 40 seconds East 153.1 feet to the point of BEGINNING. Containing 19.050 square feet, more or less. TOGETHER with the right to use for boating, bathing and fishing all that portion of Beach lying in from as Sections A and B, as shown on said map, in common with Reydon Shores Inc., and with others who now or may hereafter acquire rights in the same, subject, however, to such reasonable rules and regulations with respect to the use thereof, as Reydon Shores, Inc., or its successors may from time to time put into effect. TOGETHER with a right of way over the roads, highways, streets or lanes shown on said Map, and over a road or highway known as Reydon Drive, which runs through other property of Reydon Shores, Inc., said right to be in common with Reydon Shores, Inc. and with others who now have or may hereafter acquire rights in the same, but it is expressly understood and agreed that Reydon Shores, Inc. reserves to itself, its successors and assigns the title to the land lying within the bed of all of said road, called Reydon Drive, and the right to make improvements, and to lay, erect and maintain water, gas, electric and telephone systems thereon and thereunder, in all of said roads, highways, streets or lanes, as shown on said map.
