situate at Bayview, Town of Southold, Suffolk County, New York," surveyed January 19, 1956, by
Otto W. Van Tuyl & Son, Licensed Land Surveyors, Greenport, N.Y., and filed'in the Office of the
Clerk of Suffolk County on the 26th day of June, 1956 as Map No. 2575 bounded and described as
follows:
BEGINNING at a point on the easterly side of Seawood Drive distant 574.31 feet southerly as
measured along the easterly side of Seawood Drive fi.om the comer formed by the intersection of the
easterly side of Seawood Drive and the southerly side of North Bayview Road;
RUNNING THENCE South 64 degrees 04 minutes 20 seconds East 150.00 feet;
THENCE South 25 degrees 55 minutes 40 seconds West 115.00 feet;
THENCE North 64 degrees 04 minutes 20 seconds West 130.00 feet to the easterly side of Seawood
Drive;
THENCE North 16 degrees 03 minutes 40 seconds East along the easterly side of Seawood Drive
116.73 leeet to the point or place of BEGINNING.
BEING AND INTENDED TO BE THE same premises conveyed to the grantor herein by deed dated
December 8, 1965 and recorded in the Office of the Suffolk County Clerk on December 14, 1965 in
Liber 5876 cp. 591.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have
been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
conside~ation,for this conveyance and will hold ~ tight to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will,apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
