y N WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
o c paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being im," at Southold, in the Town of Southold, County of Suffolk and
State of New York, being bounded and described as follows:
BEGINNING at a point on the northwesterly side of Middle Road (C.R. 48) ,
w1nere the same is intersected by the land now or formerly of Perotti, said point
also being 607.46 feet to cut-off at Kenney's Road;
RUNNING THENCE along the said northwesterly side of Middle Road, the
following two courses and distances:
1) South 33 degrees 31 minutes 40 seconds West 136.65 feet; and
2) along the arc of a curve bearing to the right having a radius
of 2,864.79 feet, 88.66 feet to the land
RUNNING THENCE along the said land now or formerly of Pharr, North
41 degrees 51 minutes 00 seconds West, 255.50 feet to the land now or
formerly of Perotti;
RUNNING THENCE along the land now or formerly of Perotti, the following
two courses and distances:
1) North 48 degrees 09 minutes 00 seconds East, 218.38 feet; and
2) South 41 degrees 51 minutes 00 seconds East, 200.00 feet to the
aforesaid northwesterly side of Middle Road, at the point or place of
BEGINNING.
AND the party of the first part covenants as follows:
FIRST--That said party of the first part is seized of the said premises in fee
simple, and has good right to convey the same;
5 SECOND--That the party of the second part shall quietly enjoy the said premises;
