longing to grantor (which portion is hereinafter called the
"Park" ) lying to the east of Peninsula Road, said lot or parcel of
land being bounded and described as follows:
Beginning at an iron pipe on the Southeasterly line of an un-
improved road, said pipe being located 825.72 feet South of a
�.� point which is 5647 .76 feet West of a monument marking the United
States Coast and Geodetic Survey Triangulation Station "CHOCOMOUNT
2" and thence running South 46° 11 ' 45" East 245. 12 feet to an
! iron pipe; thence South 320 30' 00" West 250.00 feet to a point;
thence North 54° 10 ' 55" West 317 .60 feet to an iron pipe on the
1000 roadline
line of said unimproved road; thence along said
