THIS DEED, made the day of August , Nineteen Hundred and
Eighty-Six, between FISHERS ISLAND DEVELOPMENT CORPORATION, a
corporation organized under the laws of the State of New York,
with its principal place of business c/o Morgan Stanley & Co . ,
1251 Avenue of the Americas , in the City , County , and State of
New York , hereinafter called the party of the first part , and
MICHAEL B . ROTHFELD and ELLA IA. FOSHAY, husband and wife , of 1220
Park Avenue , in the City, County, and State of New York ,
hereinafter called the party of the second part .
WITNESSETH : That the party of the first part , in consid-
eration of the sum of Ten and 00/100 Dollars ( $10. 00) and other
good and valuable consideration paid by the party of the second
part , receipt of which is hereby acknowledged , does hereby grant
and release unto the party of the second part , their heirs and
assigns forever , the following described property :
All that lot or parcel of land , with the improvements
thereon , 1n the Town of Southold Suffolk County , and State of New
York , on Fishers Island , and being more particularly bounded and
described as follows :
All of the right , title , and interest of the party of the

an and the road platted thereon upon the several maps and plans of
the land upon Fishers Island , the northeasterly line of which

of a point which is 675 . 95 feet East of another monument marking

said road line (following the arc of a curve to the left whose
radius is 443. 82 feet and the direction of whose radius at that

runs thence northwesterly along said line (following the arc of a
curve to the right whose radius is 488. 82 feet and the direction '
of whose 'radius at that point is South 32 degrees 31 minutes
West) 169 . 34 feet to a point , thence following said curve North
57 degrees 29 minutes 00 seconds West , 169 . 58 feet to a point ;
and thence running in a northeasterly direction, 45 feet , more or
less , to the point and place of beginning , which strip of land is
bounded on either side by lands of the party of the second part ,
more particularly shown on a "Plan of Property of Robert Calhoun,
Jr . and Jean N. Calhoun" dated August 12, 1977 , made. by Chandler ,
Palmer & King of Norwich , Connecticut , . a true copy of which is
attached hereto and made a part hereof , thereby joining the two
parcels of land belonging to the party of the second part .
Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises .
SUBJECT to any state of facts as an accurate survey may
show; and
SUBJECT to covenants , restrictions , easements , rights ,
grants , and declarations of record , or otherwise , if any, and
easements for use of public utilities .
SUBJECT to all applicable laws and regulations of federal ,
state , and local governmental authorities .
