Development Corporation the following three (3) courses and
" distances :
1. South 34 degrees 40 minutes 00 seconds East 96 . 30 feet
to a point ;
2 . South 12 degrees 02 minutes 00 seconds East 62.96 feet
to a point, and ;
3 . South 4 degrees 46 minutes 04 seconds West 107 . 53 feet
to the Northerly line or side of a 50 foot private road ;
RUNNING THENCE South 59 degrees 08 minutes 00 seconds East along
the Northeasterly line or side of said private road 55 . 68 feet to
the point or place of BEGINNING.
TOGETHER ALSO with a perpetual easement or right of way for the
purpose of ingress or egress by foot or vehicle and for the
purpose of installation and maintenance of public service utilitie
in, over and along said fifty (50) foot private road leading from
the Southerly end of the above described easement or right of way
to main highway to the East End, a public highway.
GEORGE CAREY MATTHIESSEN joins in this grant of an easement or
right of way only with respect to that portion of land owned by
him, which said easement or right of way crosses at the extreme
northeasterly end of the easement, or right of way, said parcel

being at Fishers Island, in the Town of Southold , County of
Suffolk and State of New York , being bounded and described as

BEGINNING at an iron pipe located at the northwesterly corner
of the herein described tract, said iron pipe being located
1010 .82 feet North of a point which is 704 .40 feet East of a
monument marking the United States Coast and Geodetic Survey
Triangulation Station "PROS" and running thence South 34 de-
grees 45 minutes 00 seconds East 99 . 92 feet to a monument;
thence South 73 degrees 20 minutes 00 seconds East 36 .48 feet
toa point; thence North 12 degrees 02 minutes 00 seconds West
23 .98 feet to a point; thence North 34 degrees 45 minutes 00
seconds West 116 . 56 feet to lands of Bagley Reid ; thence South
37 degrees 33 minutes 00 seconds West along said lands of
Bagley Reid 33 . 59 feet to the iron pipe at the point of BEGINNING.
