O NEIL RECORDED71C�u a KrrisE��a JAN �S 1917 Gwi et 3rf wi County 10232 NAS + EXHIBIT A ALL THOSE CERTAIN PLOTS, PIECES OR PARCELS OF LAND, with the buildings and improvements thereon erected, situate, lying and being on Fishers Island, Town of Southold and County of Suffolk, State of New York, bounded and described as follows: BEGINNING at a monument on the easterly side of a private right of way (formerly known as Dolphin Avenue) said point being distant north 6878.84 feet and west 3207.70 feet as measured from U.S. Coast Guard and Geodetic Survey Triangulation Station "PROS" ; said monument of beginning also being northerly 260.22 feet from the intersection of the easterly side of said right of way and the northerly side of Crescent Avenue as measured along said easterly side of right of way; running thence north 84 degrees 14 minutes 20 seconds east 170.35 feet to a monument; thence continuing on the same last mentioned course north 84 degrees 14 minutes 20 seconds east 17.0 feet to Fishers Island Sound; thence from the first mentioned monument of beginning north 5 degrees 25 minutes 40 seconds west along the easterly side of said private right of way 80.0 feet to a monument; thence north 84 degrees 14 minutes 20 seconds east 133.0 feet to a drill hole in rock; thence continuing on the same course north 84 degrees 14 minutes 20 seconds east 18 feet more or less to Fishers Island Sound; thence southerly and easterly along Fishers Island Sound 90 feet more or less to a point where the first mentioned course, said course being the southerly line of the premises herein described, intersects Fishers Island Sound. TOGETHER with an easement of right of way over the said private right of way formerly known as Dolphin Avenue for egress and ingress to and from Crescent Avenue. SAID premises being the same premises conveyed to the party of the first part herein by deed from Clinton R Wyckoff, Jr. dated April 1 , 1971 and recorded on April 8, 1971 in Liber 6911 of Deeds at page 570 in the Suffolk County Clerk' s Office. AND ALSO, A CERTAIN TRACT OR PARCEL OF LAND, located at Fishers Island, Town of Southold, Suffolk County, State of New York, bounded and described as follows: BEGINNING at a stone monument on the northerly line of Crescent Avenue, said monument being 6616.49 feet north of a point which is 3217.93 feet west of another monument marking the U. S. Coast Guard and Geodetic Survey Triangulation Station "PROS" and thence running along said Avenue line south 84 degrees 36 minutes 00 seconds west 233.0 feet to a monument; thence due north 338 feet to the shore of Fishers Island Sound abutting westerly on land now or formerly of John S. Guest and Margaret A. Guest; thence northeasterly, easterly and southeasterly along said shore line about 636 feet to land formerly of Sands; thence south 84 degrees 14 minutes 20 seconds west about 18 feet to a drill hole in a rock; thence south 84 degrees 14 minutes 20 seconds west 133. 0 feet to a monument; thence south 84 degrees 14 minutes 20 seconds west 35.0 feet to a monument; thence south 5 degrees 25 minutes 40 seconds east 340.0 feet to the point of beginning.
