Beginning at a'point in the Northerly side of a private road which point is
distant 3479.85 feet North of a point which is distant 2425.48 feet West of
a monument marking the U. S. Coast and Geodetic Survey Triangulation Station
"PROS"; running thence along said Northerly side of said private road North
73 degrees 00 minutes 50 seconds West 141.94 feet; running thence North 19
degrees 26 minutes 45 seconds East 95.55 feet; running thence South 73 degrees
48 minutes 30 seconds East 97.20 feet; and running thence South 05 degrees
47 minutes 20 seconds East 105 feet to the point or place of beginning.
Containing within said bounds 0.26 acres, be the same more or less.
Together with a right of way in common with others over the existing private

abutting Northeasterly and Easterly on remaining 'land of Fishers Island
Farms, Inc. ; thence running South 04 degrees 24 minutes 30 seconds West 179.30
feet to the point of beginning, this last line abutting Easterly on Equestrian
Avenue.
Together with an easement for sanitary sewer, cesspool and drainage field
over other properties of Hay Harbor Realty, Inc. , lying to the East of the
premises herein described and other property now owned by Fishers Island
Farms, Inc. , lying to the West, together with a right to enter upon said
premises for the purpose of maintaining, repairing and replacing said eani-
tary sewer, cesspool and drainage field.
The foregoing premises are subject to the rights of the property to the West
to maintain a sanitary sewer through the premises herein described and to
enter upon said premises for the purpose of maintaining, repairing and
replacing said sanitary sewer.
Subject to the following restrictions and agreements on the part of the
grantee:
(a) The grantee will not use the premises for any other purpose than
a single family residence nor erect any outbuildings, without the written
consent of Hay Harbor Realty, Inc., or- its successors.
(b) The grantee will not erect any building, outbuilding or structure
within five (5) feet of any boundaries of the premises herein conveyed.
(c) The grantee will not sell the premises herein described unless the
grantee shall have (1) received a written offer from a third party which is
acceptable to the grantee and (2) then have offered to sell and convey the
same to Hay Harbor Realty, Inc., or its successors, at the same price and
upon the same terms as contained in such offer and -(3)' 30 days shall have
expired from the date of the making of such offer by the grantee to Hay
Harbor Realty, Inc., and Hay Harbor Realty, Inc. , shall not have accepted
such offer in writing.
The foregoing restriction shall run with the land and shall enure to the
benefit of Hay Harbor Realty, Inc., and its successors, and may be modified,
amended, or changed by written agreement between the parties hereof.
The foregoing restriction numbered "c" shall not prevent the grantee from
obtaining a mortgage loan, and if the mortgagee shall acquire title by fore-
closure or otherwise, the mortgagee shall not be required to comply with
such restriction, but any purchaser from the mortgagee shall be bound
thereby. The grantee herein will cause any other grantee to assume and
agree to be bound by the foregoing restrictions.
