THIS INDENTURE, made the 4th day of SeptaTber, nineteen hundred
eighty-five between ROBERT A. CAMPBELL, residing at 33 Kent Drive
North Haven, Connecticut

party of the first part, and MARGARE C . LAMERE, residing at
479 Ridge Road, Hamden, Connecticut, ROBERT C . CAMPBELL, residing
at 33 Kent Drive, North Haven, Connecticut; and SUSAN C . GRIMES,
residing at 36 Patton Drive, Cheshire, Connecticut, herein
jointly and severally referred to as party of the second part,
�$ WITNESSETH, that the party of the first part, in consideration
of love and affection and ONE ($1.00) dollar, lawful money of the
United States, paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs

ALL that certain plot, piece or parcel of land, with the building
and improvements thereon erected, situate, lying and being at
Fishers Island, in the Town of Southold, County of Suffolk and
CXDG-o� State of New York, bounded and described as follows:
Beginning at a point marked by a monument on the northerly line
of Avenue "B" , which point is the southeasterly corner of the
premises herein described and the southwesterly corner of land
now or formerly of A. John Gada, Jr. ; running thence along the
northerly line of Avenue "B" , North 85 degrees 01 minute 40 second
West, a distance of 185 .50 feet to a point marked by a monument
and land now or formerly of Mrs . Belmont Timmerman; running
thence along said land of Timmerman, North 6 degrees 30 minutes
30 seconds East, a distance of 220 .8 feet to a point marked by an
iron pipe and land conveyed or intended to be conveyed to
Frederic S. Reed; running thence along said land, South 82 degree
52 minutes 50 seconds East, a distance of 185 .46 feet to a point

thence along said land of Gada, South 6 degrees 30 minutes 30
seconds West, a distance of 213 . 87 feet to the point of place of
beginning.
TOGETHER with an easement appurtenant or right of way, 10 feet i
width, to be used exclusively as a foot path for the purpose of
ingress and egress to and from the premises above described and to
and from Crescent Avenue, such easement being immediately adja-
cent to the southwesterly line of land of A. John Gada, Jr. and
extending northerly from the northerly lineof the premises above e
cribed North 6 degrees 30 minutes 30 seconds East approximately
164 feet to the southerly line of Crescent Avenue .
TOGETHER with the right to the use of that portion of the beach o
Fishers Island 30 feet in width immediately adjacent tothe
westerly line of land of Gada and being directly in front of said
right of way and 20 feet wider for swimming and the beaching of
Q a boat, subject, however, to the covenants and restrictions
concerning the use of said beach as set forth in a certain deed
from Charles S. Campbell, Jr. and others to Frederic S. Reed
dated June 17th, 1970 , and subject further to an.-4asement

appurtenant or right of way 10 feet in width extending from
the southeasterly corner of the premises immediately adjacent
to the easterly line of land of Timmerman and extending northerly
220 .8 feet from Avenue "B" for the purposes of installation,
maintenance, repair and replacement of water pipes below the
surface of said easement for the benefit of said premises hereto-
fore conveyed to Frederic S. Reed.
TOGETHER with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of
the party of the first part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party
of the second part forever.
AND the party of the first part covenants that the party for the
first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as
aforesaid.
The word "party" shall be construed as if it read "parties"
whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly exe-
cuted this deed the day and year first above written.
