KNOW ALL MEN BY THESE PRESENTS: That the UNITED STATES OF AMERICA, acting
by and through the ADMINISTRATOR OF GENERAL SERVICES, under and pursuant to the
power: and authority contained in the provisions of the Federal Property and
Administrative Services Act of 1949 (63 Stat. 377) , as amended, and the
regulations and orders promulgated thereunder, for and in consideration paid to
it in the sum of SIX HUDORED AND 00/100 ($600.00) Dollars,
aces hereby grant to HAY HARBOR CLUB, INC. , Fishers Island, New York 06390,
ail its right, title and interest in and to the easement(s) described in
Schedule A, being a 1.10 acres road right of way easement and .6 acre utility line
right of way easement located in the Town of Southhold, County.-of Suffolk, New York.
TO HAVE AND TO HOLD the granted premises with all the privileges and
=_ccurtenances thereto belonging, tq' the said grantee(s) and to the heirs or
successors ano assigns of same, 'ao-,.their own use and behoof forever.

?ARCEL C (EASEMENT)
A right of way for a roadway between the tracts formerly known as
the main reservation, Fort H. G. Wright, Fishers Island, NY, and the
Mount Prospect Reservation (also part of the former Fort H. G. Wright)
having a uniform width of fifty (50) feet, containing 1.1 acres, and
Sounded on the north and south by lands now or formerly of Walton Ferguson,
�n the east by the Mount Prospect Reservation and on the west by the
tract formerly known as main reservation, Fort H. G. Wright, Fishers
:Mand, NY, including the right to build and maintain pipe lines and
electric conduits over and under the same, the center line of the said
right of way being described as follows, to wit:
3eginning at a point P the extreme easterly boundary line of the
main reservation North 39 40' West 130 feet from a concrete bound at
:.^.e southeast corner 8f said reservation, measured along said boundary
:13e, thence North 57 20' East 557 feet more or less; thence North
82 36' East 420 feet to a point in the westerly boundary line of the
Mount Prospect Reservation South 30 56' 10 feet from a concrete bound
in said boundary line, said concrete bound being at th8 northwest
zorner of said Mount Prospect Reservation and South 43 47' West
-98.9 feet, measured along the northwesterly boundary line of said
reservation, from another concrete bound in the southerly side of
Oriental Avenue. The bearings are true. Containing 1. 10 acres, more
or less.
?ARCEL D (EASEMENT)
An easement and right of way for ingress and egress, on foot and
in vehicles, as well as for telephone, water, power and sewer lines in,
on, through and over a strip of land 50 feet wide, being 25 feet on
either side of a center line located as follows:
3eginning at a point marked by a merestone in the southwesterly
side of Oriental Avenue at the point therein where the boundary line
between the lands nor or formerly of Hay Harbor Club and the premises
conveyed by Quitclaim Deed dated March 19, 1962, from the United, States
of A5erica to Jacob L. Bitterman, intersects said point; running thence
S 43 47' W. 298.99 feet to a merestone in the boundary of land now or
formerly of Hay Harbor Club; thence S 30 56' E. 10.00 feet to the true
point or place of beginning of the center line herein $eing described;
thence from said true point or place of beginning N 86 59' 40" E,
526.01 feet to a merestone set in the easterly boundary of the tract of
land conveyed by the aforesaid Quitclaim Deed. Containing .6 of an
acre, more or less.
