corporation organized under the laws of the State of New York, with its
principal place of business c/o Morgan Stanley & Co., 1251 Avenue of the

the grantor, party of the first part, and WILLIAM A. HALL, III of
301 Hiden Boulevard, Newport News, Virginia hereinafter called the

WITNESSETH, that the party of the first part, in consideration
of Thirty Thousand Four Hundred Eighty Dollars ($30,480.00) lawful money
of the United States paid by the party of the second part, does hereby
grant and release unto the party of the second part, his heirs and
assigns forever,
ALL that lot or parcel of land, with the buildings and improvement
thereon, in the Town of Southold, Suffolk County, State of New York,
being a part of that portion of Fishers Island belonging to grantor

Beginning at a monument on the Southwesterly line of a
Road, said monument being located 371.67 feet South of a
point which is 3407.41 feet West of a monument marking
the United States Coast and Geodetic Survey Triangulation
Station "NIN" and thence running Southeastwardly along
said roadline following the arc of a curve to the left
having a radius of 150.56 feet and the direction of
whose radius at that point is North 630 01' 10" East
for a distance of 134.23 feet to a monument; thence South
780 03' 50" East 39.84 feet along said roadline to a point
of curve to the right having a radius of 15.00 feet and
the direction of whose radius at that point is South 110
56' 10" West; thence running Southeastwardly following
the arc of said curve 21.84 feet along said roadline to
the Southwesterly line of another Road at a point of
curve to the left having a radius of 606.40 feet and
the direction of whose radius at that point is South 840
38' 46" East; thence running Southeastwardly along said
roadline and following the arc of said curve 207.07 feet
