THIS INDENTURE, made the 15th day of February, 1984,~etween ELLIN M.
of 391 Ocean Avenue, New London, Connecticut 06320, party of the first part,
and JOHN R. HELLIER, of Littlefield Lane, Old Lyme, Connecticut 06371, party
the second part,

WITNESSETH, that the party of the first part, in consideration of ONE HUNDRED
FIFTY THOUSAND DOLLARS ($150,000,00) lawful money of the United States, paid by
the party of the second part, does hereby grant and release unto the party of
the second part and assigns, forever,
ALL that certain plot, piece or parcel of land, with the buildings and improve-
ments thereon erected, situate, lying and being in Fishers Island, Town of
Southold, County of Suffolk, State of New York, being bounded and described as
follows:
Beginning at a point on the southeasterly line of Hedge Street, said point
being located 1,834.81 feet north of a point which is 567.83 feet west of a
"monument marking the United States Coast and Geodetic Survey Triangulation
Station "Pros" and thence running North 560 06' 30" East 88.90 feet to a point;
North 260 37' 3o--East 4.47 feet to a point, the last two lines running along
the southeasterly line of said Hedge Street; thence North 810 45' 18" East
123.48 feet to a drill hole, North 40 31' 21" West 81.85 feet to an iron pipe,
the last two lines abutting northwesterly and westerly on land now or formerly
of E. P. Edwards and Dorothy B. Edwards; thence north 850 55' 05" east 119.82
feet to an iron pipe on the westerly shore of West Harbor, abutting northerly
on land now or formerly of Grebe; thence south 120 21' 48" east 130.16 feet
along the westerly shore of said West Harbor to a point; thence south 740 42'
40" west 202.65 feet to a monument, abutting southeasterly on land nbw or
formerly of Peishoff; thence north 120 38' 41" west 19.18 feet to an iron pipe;
south 690 07' 20" west 127.33 feet to a drill hole, the last two lines abutting
southwesterly and southeasterly on land now or formerly of Frances H. and

TOGETHER with the appurtenances and all the estate and rights of the party of
the first part in and to said premises. TO HAVE AND TO HOLD the premises

Law, covenants that the party of the first part will receive the consideration
for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the
improvement and the party of the first part will apply the same first to the
