said point being South 62° 21' 00" West, 236.40 feet from the south-
westerly line of Equestrian Avenue, said point also being 692.29 feet
North of a point which is 4723.95 feet West of a monument marking the
United States Coast and Geodetic Survey Triangulation Station "PROS"
and; running thence North 270 39' 00" West along land now or formerly
of Thomas Jr. and Carolyn J. Doherty, 201.50 feet to land now or
formerly of John C. Evans; thence South 620 26' 00" West along the
last mentioned land, 110.83 feet to land now or formerly of William
J. and Patricia J. Faulkner; thence South 270 39' 00" East along the
last mentioned land, 201.60 feet to the northwesterly side of
Winthrop Drive; thence North 62" 21' 00" East along the northwesterly
side of Winthrop Drive, 110.83 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed to the
party of the first part by deed dated July 20, 1982 and recorded in
the Suffolk County Clerk's Office on July 23, 1982 in Liber 9215

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before usin any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties' whenev e s nse of this indenture so requires.
