Mary 0. Robinson, a/k/a Mary Oliver Robinson late of
14"p Scaife Road, Sewickley Heights, Pennsylvania
who died on the 14th day of October , nineteen'hundred and eithty
party of the first part, and PORTER J. GOSS and MARY R. GOSS, as joint tenants
with right of suvivorship,.both of. 3$69 Gulf Drive, Sanibel
Island, Florida

WITNESSETH, that the party of the first part, to whom ancillary letters
testamentary were issued by the Surrogate's Court, Suffolk County, New York
on November 26, 1982 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article l I of the Estates, Powers and Trusts Law, and in consideration of
Ten ($10.00) dollars,
to the party of the first part paid by the party of the second part, does hereby grant and

ALL those two certain parcels of land hereinafter described as
Parcel A and Parcel B, with the buildings and improvements thereon,
erected, situated, lying and being in the town of Southhold,
Suffolk County, State of New York, being a part of that portion of
Fishers Island lying Easterly of thb following line, viz:
BEGINNING at the southeasterly corner•of land owned by the
Unites States known as the Fort H. G. Wright Military Reservation,
Mount Prospect Tract, on the shore of Block Island Sound or the
Atlantic Ocean and running thence northerly following the East
boundary of the said land of the United States to the southerly
line of East End Road (sometimes called Oriental Avenue) and
which point is the northeasterly corner of land of the United
States, thence crossing the East End Road and following the same
course as the last to the shore of West Harbor on Fishers Island
Sound; VA
Said Parcel A being bounded and described .as follows:
BEGINNING at a stone monument set on the Northeasterly side of a
road forty feet wide, said monument being seventy-eight hundred and
fifty-eight and twenty five hundredths feet West of a point which
is twelve hundred and fifty-six and seventy-nine hundredths feet
South of another monument marking the U. S. Coast and Geodetic
Survey Triangulation Station 'tChocomount 2" (which said
"tChocomount 2" monument is located on the summit of the highest
hill on Fishers Island, N. Y. about two and one-quarter miles
West of the Eastern end of Fishers Island and lies South seventy-
nine degrees twenty-nine minutes and forth -six seconds East of
North Dumpling Light in Fishers Island Sound); and running thence
Northwestwardly, along the.Northeasterly side of said road
(and following the arc of a curve to the left whose radius is
three hundred and fifty-four and thirty-six hundredths feet and
the direction of whose radius at that point is South seventy
degrees twenty-six minutes and ten seconds West), one hundred and

along the Northeasterly side of said road, North forty-one
degrees and thirty-four minutes West Thirty -e ht and thirty-
seven hundredths feet to a stake marking a point of'curve to the
right whose radius is two hundred and seventy-five and fifty-four
hundredths feet and the direction of whose radius at that point
is North forty-eight degrees and twenty-six minutes,East; thence
Northwestwardly, still along the Northeasterly si of said road
(and following the arc of said curve), one hundrAV(And ninety-
six and seventy-seven hundredths feet to a stake; thence North
seventy-nine degrees twenty-six minutes and twenty seconds East
one hundred and four and)oslventy-six hundredths feet to a stake;
thence South thirty-nine degree orty-one minutes and thirty
seconds East three hundred and enty and Ninety-nine hundredths
feet to a stake; and thence South fifty-six de r es five minutes
and thirty seconds West one hundred and sevent1 hree and ninety-
seven hundredths feet to the place of beginning; containing one
and sixteen -hundredths acres, more or less.
Said Parcel B being bounded and described as follows:
BEGINNING at a stone monument set on the Westerly side of a road
forty feet wide, said monument being eight hundred and eighty-
two and thirty-four hundredths feet West of a point which is
forty-three hundred and six and forty-five hundredths feet North
of the U. S. Coast and Geodetic Survey Triangulation Station
"Nin" (which said "Nin" monument is located near the Western
end of a ridge overlooking the South shore of Fishers Island
and on the highest point between Chocomount and Mount Prospect
and lies South forty-five degrees seventeen minutes and twenty-
six seconds East of North DumAjing Light in Fishers Island
Sound); and running South eighty-ninnee,�11k�egrees twenty-six minutes
and forty seconds West two hundred alyd�fifteen and fourteen -
hundredths feet to the shore of Fishers Island Sound; thence,
with the meanders of said Sound, North three degrees thirty
minutes and fifty seconds East fifty -tow and seventy -hundredths
feet and North four degreeorty-two minutes and twenty
seconds East one hundred alk sixty-one and fifty-two hundredths
feet to a stake; thencegqrth seventy-five degrees ten minutes
and ten seconds East one�Hundred and ninety-seven and thirty-
one hundredths feet to a stake set on the Westerly side of said
road; thence Southwardly, along the Westerly side of said road
(and following the arc of a curve to the left whose radius is
three hundred and fifteen and fifty-four hundredths feet and
the direction of whose radius at that point is South s' t seven
degrees eleven minutes and fifty seconds East), two huand
seventy and twenty-eight hundredths feet to the place of beginning;
containing ninety-nine hundredths of an acre, more or less.
SUBJECT to all applicable laws and regulations of governmental
authorities and to all covenants, restrictions, easements, rights,
grants and declarations of record and easements for use of
public utilities.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center litres thereof,
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the first part has or has power
to convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the distributees
and unto the survivor of
them and unto such survivor's distributees, successors and
assigns forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the same for any
other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
