roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

All that lot or parcel of land in the Town , of
Southold , Suffolk County , State of New York , being a part
of that portion of Fishers Island now or formerly belonging
to Fidhers Island Estates , Inc . (which portion is herein-
after called the "Park" ) lying easterly of the following
line , viz. :

BEGINNING at the southeasterly corner of land owned
by the United States, known as the Fort H.G. Wright Military
Reservation , Mount Prospect Tract , on the shore of Block
Island Sound or the Atlantic Ocean (as said Tract was con-
stituted prior to the extension thereof by the acquisition of
additional hand in condemnation proceedings instituted in
1942) and running thence northerly following the East boundary
of the said tract of land of the United States (as same was
constituted prior to such extension thereof) to the southerly
line of East End Road (sometimes called Oriental Avenue) and
I which point is the northeasterly corner of said tract of land
of the United States ( as same was constituted prior to such
extension thereof) , thence crossing the East End Road and
following thle same course as the last to the shore of West
Harbor or Fishers Island Sound ;
Said lot or parcel of land being bounded and
described as follows:
BEGINNING at an iron pipe on the Southeasterly line
of land now of Robert J. Geniesse and formerly of Carlyle E.
Maw, said point ibeing one thousand nine hundred fifty-three
and forty-four hiundredths feet South of a point which is one
thousand six hundred thirty and twenty-four hundredths feet
West of a monument marking the U.S. Coast and Geodetic Survey ,
Triangulation Station "Chocomount 2P (which said "Chocomount
2" monument is located on the highest hill on Fishers Island ,
N.Y. , about two and one-quarter miles West of the Eastern end
of Fishers Islhnd and lies South 79 degrees 29 minutes 45
seconds Easy of North Dumpling Light in Fishers Island Sound) ;
and thence running South 38 degrees 57 minutes 30 seconds West
twenty-three and thirteen hundredths feet to an iron pipe;
thence Solpth 64 degrees 55 minutes 10 seconds West two hundred
ninety and eighty hundredths feet to a point at the shore of
Treasure Pond; thence following the meanders of said shore
line on the following six courses : (1) South 18 degrees 47
minutes 50 seconds East seventy and fifty-one,.hundredths feet ,
(2) South 39 degrees 56 minutes O seconds West one hundred
fifty and ten hundredths feet , ( 3) South 23 degrees 09� minutes

five hANndredths feet ; and North 44' degrees 52 minutes 30
seconds West four hundred twenty-one and sixty hundredths feet
to the point of beginning ; containing 6 . 45 acres ,' more or

TOGETHER with , as an appurtenance of the premises
hereby conveyed , (i) a non-exclusive easement for ingress and
egress to and from the premises hereby conveyed from and to a
fifteen foot private road of the Fishers Island Estates, Inc. ,
over a forty foot right-of-way connecting the premises hereby
conveyed with said fifteen foot private road , which private
road is particularly described in deed dated August 2 , 1951 ,
made by the Fishers Island Estates, Inc . , to Cass Canfield,
recorded in the Office of the Clerk of the County of Suffolk
in Liber 3261 of Deeds , page 39 the northwesterly line of
which forty foot right-of-way begins at the most northerly
point of the premises hereby conveyed ; and ( ii) a non-exclusive
i easement for ingress and egress to and from said forty foot
right-of,;.rpay from and to the public highway over such private
roads of the Fishers Island Estates , Inc . as now or may
hereafter exist conpecting said forty foot right-of-way with
the public highway; provided , however , that the Fishers Islandk
.' Estates, Inc . , has reserved the right to change the location,
route or grade of said forty foot right-of-way and said roads
from time to timg, provided that such change shall not prevent
adequate access to the premises hereby conveyed ;
SUBJECT TO all covenants , agreements , easements
and reservations contained and provided in the deed by which
title to the premises was conveyed to Margot B. Maw, which deed
is dated February 26 , 1965 , and recorded on April 13, 1965 , in
Liber 5728 at Rage 470 in the Suffolk County Clerk's Office .
