WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" ghall be construed as if it read "parties" whenever the sense of this indenture so requires.

All that certain tract or parcel of land with the buildings thereon
standing, located on Fishers Island, Town of Southold, County of Suffolk,
State of New York, bounded and described as follows:
BEGINNING at a point on the Southwesterly line of Montauk Avenue at a stone
bound with a drill hole in it and located 2,443.01 feet Northerly and
1,188.16 feet Westerly of the United States Coast and Geodetic Triangulation
Station "PROS" and from said point running South 47 degrees 43 minutes
30 seconds East 20.07 feet to a second bound; thence running South 27
degrees 30 minutes 30 seconds East 71.04 feet to a third stone bound; thence,
continuing South 27 degress 30 minutes 30 seconds 40 feet to a stake;
thence, South 28 degrees 07 minutes 30 seconds East 62.88 feet to a point
marked by a drill hole in a sidewalk; the last four lines abutting North-
easterly and Easterly on Montauk Avenue; thence, running South 80 degrees
54 minutes 20 seconds West 230.46 feet to another stone bound; thence, North
63 degrees 58 minutes 00 seconds West 20.42 feet to another stone bound;
thence, North 37 degrees 36 minutes 20 seconds East 246.03 feet to the point
of beginning, abutting Northerly on land formerly belonging to Chipman.
Said above described tract or parcel of land contains approximately one-
half acre, more or less.

from a merestone, which is 2,331.02 feet north and 1,122.82 feet west of

Farms, Inc.; thence running 80 degrees 54 minutes 20 seconds
181 feet to the northeasterly line of Montauk Avenue aut ung northwesterly

07 minutes 30 seconds 50 feet to the point of beginning abutting
southwesterly on Montauk Avenue.
Said tract contains one-quarter acre, more or less.
Being the same premises conveyed to the party of the first part by Frank
R. Morell by deed dated April 27, 1960 and recorded in the Suffolk County
Clerk's office in Liber 4913, Page 510.

and improvements thereon erected, situate, lying and being in the Hamlet of
Fishers Island, Town of Southold, County of Suffolk, State of New York, being
bounded and described as follows:
BEGINNING at a plug in the walk on the Southwesterly line of Montauk Avenue,
said point being 2075.98 feet North of a point which is 985.70 feet West
of another monument marking the United States Coast and Geodetic Survey
Triangulation Station "PROS" and thence running South 42 degrees 03 minutes
30 seconds West 168.27 feet to an iron; thence North 51 degrees 40 minutes
00 seconds West 32.6 feet to a.drill hole in a boulder; thence North 33
degrees 45 minutes 00 seconds West 195,85 feet to a drill hole in a boulder;
thence South 85 degrees 46 minutes 00 seconds West 179.63 feet to an iron;
thence South 80 degrees 38 minutes 20 seconds West 44.41 feet to an iron;
thence North 9 degrees 21 minutes 40 seconds West 131.40 feet to an iron
pipe; thence North 87 degrees 18 minutes 40 seconds East 174.12 feet to a
monument; thence South 63 degrees 58 minutes 00 seconds East 81.85 feet to
an iron pipe; thence North 80 degrees 54 minutes 20 seconds East 181.00
//feet to drill hole at the said Southwesterly line of Montauk Avenue;
thence along said Avenue line South 28 OeRrees 07 minutes 30 seconds East
176.30 feet to the point of beginning. Containing 1.62 acres, more or less.
The above described tract is conveyed subject to the rights of others to
use the existing roadway crossing the southeasterly corner of the above
described tract.
Being and intended to he the same premises conveyed to the party of the first
part by the West End Land Company, Inc., a domestic corporation, by deed
dated November 31, 1965 and recorded on December 8, 1965 in Liber 5873
