03.00 ALL that certain plot, piece or parcel of land, together with the buildings
and improvements thereon erected, situate, lying and being at Fishers Island,
Lot Town of Southold, County of Suffolk and State of New York, bounded and des-
cribed as follows;
003.000 BEGINNING at a point on the easterly side of Munnatawket Road distant North
5278.98 feet and West 519.62 feet from United States Coast and Geodetic Survey
Triangulation Station "PROS";
RUNNING THENCE along land now or formerly of Richard and Katherine J. Jenssen,
` �KSfi (1) South 74' 21V' 00" East 73.56 feet;
(2) South 16' 31' 00", West 51.08 feet and
(3) South 22' 57" 50" East 56.4 feet;
RUNNING THENCE South 19' 56' 15" West along land now or formerly of W. Endland
216.6 feet to the northeasterly side of Munnatawket Road; and
RUNNING THENCE along the northeasterly and easterly sides of Munnatawket Road,
(1) North 44' 19' 45" West 64.3 feet
(2) due North 115.81 feet and
(3) North 13' 59'' 00" East 167.5 feet to the POINT OR PLACE OF BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Walter A. Thuer by deed
dated June 27, 1969, recorded in the Suffolk County Clerk's Office on July 24,
1969 in Liber 6591 of Conveyances at Page 143, the said Walter A. Thuer having
died on March 24, 1985, a resident of West Hartford, Connecticut, and said
John B. Pearson, having been granted Letters Testamentary by the Court of Probate,
District of West Hartford, Connecticut, on April .25, 1985.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the fust part has or has power to convey or dispose of whether
individ-ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part,the distributees or successors and assigns of the party of Ute second part forever.
AND the party of the fust part covenants that the party of the fust part has not done or suffered anything
U whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to.the trust fund provisions of section thirteen of the Lim Law.
