Miller, 313.39 feet to an iron pipe set at the point or place of BEGINNING, containing 5.50 acres. SUBJECT to a right of way for the purpose of ingress or egress by foot or vehicle over the gravel road extending from the Northerly side of the road leading to East End to the premises of Rita M. Cushman crossing the above described premises, said right of way being reserved in favor of Rita M. Cushman individually and as Trustee under Rita M. Cushman Trust. SUBJECT to any existing rights which may appear of record for the Foracs Midstation located on the Southerly portion of the above described premises. SUBJECT to a perpetual easement or right of way for the continued use and maintenance of any public service utility lines wbich may cross the above described premises and service the abutting premises abutting the above described premises on the Northeast and the premises adjacent thereto owned by Rita M. RUNNING THENCE North 69 degrees 17 minutes 00 seconds West 1885.3 feet to the existing water main located in said road leading to East End, and subject to said water line crossing the Northerly portion of the above described premises and extending to the main residence of Rita M. Cushman on the adjoining,premises. " SUBJECT to the provisions contained in the indenture conveying said right of way to John W. Hanes, dated December 10, 1956 between John W. Hanes and Fishers Island Estates, Inc. TOGETHER WITH the right of way over the 40 foot roads, laid out on Plan of Subdivision of the Eastern End of Fishers Island leading to the nearest public road. TOGETHER WITH all right, title and interest, if any, of the grantor of, in and to the lands lying between the above described premises and the mean low water mark of Block Island Sound in front of and adjoining the above described premises. BEING AND INTENDED TO BE the premises conveyed to Allerton Cushman Trust, by deed dated December 22, 1983, and recorded in Suffolk County Clerk's Office in Liber 9496 of deeds at page 101 on January 17, 1984.
