by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

and State of New York, being more specifically bounded and described
as follows:
BEGINNING at an iron pipe set at the intersection of the boundary lines
between lands hereinafter conveyed, and lands heretofore conveyed to
Rita M. Cushman as Trustee under Rita M. Cushman Trust and lands of
Robert J. Miller, said point of beginning being '2489.98 feet North of
a point which is 3523.69 feet east of U. S. Coast & Geodetic Survey
Triangulation Station "NIN";
RUNNING THENCE from said point of beginning South 39 degrees 24 minutes
50 seconds East and passing through a monument, 605.52 feet to the
mean high water mark of Block Island Sound;
RUNNING THENCE along the mean high water mark of Block Island Sound
the following two tie line courses and distances:
(1) South 03 degrees 19 minutes 40 seconds West 86.15 feet, and;
(2) South 27 degrees 03 minutes 30 seconds West 403.03 feet to
a point and lands now or formerly of Otis Pike;
RUNNING THENCE North 55 degrees 19 minutes 20 seconds West along said
last mentioned lands 194.59 feet to a monument set on the Easterly
line or side of an unimproved road;
RUNNING THENCE Northwesterly along the Easterly and Northerly side of
said unimproved road the following five (5) courses and distances:
(1) North 09 degrees 17 minutes 00 seconds East 148.06 feet to
a point;
(2) On the arc of a curve to the left with a radius of 150.24
feet and whose chord is North 80 degrees 43 minutes 00
seconds West a distance of 178.55 feet to a point;
North 58 degrees 48 minutes 30 seconds West 52.26 feet;
On the arc of a curve to the right whose radius is 459.47
feet and the chord of which is North 31 degrees 11 minutes
30 seconds East a distance of 144.46 feet to a point, and;

(5) On the arc of ~ curve to the right with a radius of 23.06
feet and whose chord is North 49 degrees 12 minutes 20
seconds East a distance of 36.17 feet to a monument;
RUNNING THENCE North 49 degrees 04 minutes 00 seconds East 82.29 feet
to a monument, and;
RUNNING THENCE North 18 degrees 43 minutes 00 seconds East along lands
now or formerly of Robert J. Miller, 313.39 feet to an iron pipe set
at the point or place of BEGINNING, containing 5.50 acres.
SUBJECT to a right of way for the purpose of ingress or egress by foot
or vehicle over the gravel road extending from the Northerly side of
the road leading to East End to the premises of Rita M. Cushman
crossing the above described premises, said right of way being reserved
in favor of Rita M. Cushman individually and as Trustee under Rita M.
Cushman Trust.
SUBJECT to any existing rights which may appear of record for the
Foracs Midstation located on the Southerly portion of the above
described premises.
SUBJECT to a perpetual easement or right of way for the continued use
and maintenance of any public service utility lines wbich may cross
the above described premises and service the abutting premises abutting
the above described premises on the Northeast and the premises adjacent
thereto owned by Rita M. Cushman.
SUBJECT to and together with any and all covenants, restrictions,
reservations and easements of record which may benefit or affect the
above described premises.

TOGETHER WITH and subject to a right of way ten (10) feet in width for
the use and maintenance of a water line, the center line being
described as follows:
BEGINNING at a point which is North 61 degrees 05 minutes 00 seconds
East about 20 feet from th~point or place of beginning, and running
thence South 80 degrees 33,minutes 00 seconds West 79.90 feet to an
iron pipe, and;

RUNNING THENCE North 69 degrees 17 minutes 00 seconds West 1885.3 feet
to the existing water main located in said road leading to East End,
and subject to said water line crossing the Northerly portion of the
above described premises and extending to the main residence of Rita
M. Cushman on the adjoining,premises.

SUBJECT to the provisions contained in the indenture conveying said
right of way to John W. Hanes, dated December 10, 1956 between John W.
Hanes and Fishers Island Estates, Inc.
TOGETHER WITH the right of way over the 40 foot roads, laid out on Plan
of Subdivision of the Eastern End of Fishers Island leading to the
nearest public road.
TOGETHER WITH all right, title and interest, if any, of the grantor of,
in and to the lands lying between the above described premises and the
mean low water mark of Block Island Sound in front of and adjoining the
above described premises.
BEING AND INTENDED TO BE the premises conveyed to Allerton Cushman
Trust, by deed dated December 22, 1983, and recorded in Suffolk County
Clerk's Office in Liber 9496 of deeds at page 101 on January 17, 1984.
