New York, more specifically bounded and described as follows:
BEGINNING at an iron pipe set on the boundary line between the premises herein-
after conveyed and premises now or formerly of Robert J. Miller and at the
Northwesterly corner of the premises conveyed, said point being 2489. 89 ft. North
of a point which is 3526. 69 ft. East of US Coast & Geodetic Survey Tri. Stn. "NIN";
RUNNING THENCE from the point of beginning North 61 degrees 05 minutes 00
seconds East along lands now or formerly of Robert J. Miller, and passing through
an iron pipe 171. 00 feet to an iron pipe and lands now or formerly of Rita M.
Cushman;
RUNNING THENCE the following five (5) courses. and distances, along said lands of
Rita M. Cushman to the mean high water mark of Block Island Sound:
(1) South 80 degrees 25 minutes 57 seconds East 519. 00 feet to a point;
(2) North 85 degrees 19 minutes 33 seconds East 69. 54 feet to a point;
(3) South 83 degrees 53 minutes 39 seconds East 10. 86 feet to a point;
(4) North 61 degrees 28 minutes 55 seconds East 13. 39 feet to a point, and;
(5) South 44 degrees 35 minutes 40 seconds East 92.67 feet, more or less,
to the mean high water mark of Block Island Sound;

Sound the following three (3) tie line courses and distances from the Southeasterly
end of the last mentioned course, which Southeasterly end is 92. 67 feet from the
end of the preceding course:
(1) S,Uth 46 degrees 56 minutes 00 seconds West 83.67 feet;
(2) South 50 degrees 36 minutes 40 seconds West 399. 04 feet
(3) South 33 degrees 17 minutes 20 seconds West 1118. X13 feet to other
lands of Allerton Cushman, the grantor herein, being Parcel No. 2
of a minor subdivision of Allerton Cushman made by Chandler, Palmer
& King, dated ;`-larch 11, 1982, and;
RUNNING TIWNCE North 39 drgrees 24 minutes 50 seconds West along said other
lands of Allerton Cushman, and passing through a monument, 605. 52 feet to the
iron pipe set at the point or place of BEGINNING.

THER WITH and subject to a right of way over the gravel road extending
from the Northerly side of the road leading to the East End to the premises of
Rita M. Cushman abutting the above described premises on the North.
` TOGETHER WITH and subject to a right of way 10 feet in width for the use and
maintenance of a water line, the center line being described as follows:
BEGINNING at a point which is North 61 degrees 05 minutes 00 seconds East
about 20 feet from the point or place of beginning, andng 't-h'ence' 8. 80'deg.
33 minutes 00 seconds West 79. 90 feet to an iron pipe, and;
RUNNING THENCE North 69 degrees 17 minutes 00 seconds West 1885. 3 feet to
the existing water main located in said road leading to East End, and subject to
said water line crossing the Northerly portion of the above described premises
and extending to the main residence of Rita M. Cushman on the adjoining premises
to the North.
SUBJECT to the provisions contained in the indenture conveying said right of way
to John W. Hanes, dated December 10, 1956 between John W. Hanes and Fishers
Island Estates, Inc.
TOGETHER WITH the right of way over the 40 foot roads, laid out on Plan of
Subdivision of the Eastern End of Fishers Island leading to the nearest public road.
II SUBJECT to a perpetual easement or right of way for the continued use and
tenance of any public service utility lines, included in but not limited to V
main
telephone and telegraph, which may cross the above described premises and
service the premises abutting the above described premises on the North, noW
owned by Rita M. Cushman.
SUBJECT to and together with any and all covenants, restrictions, reservations
or easements of record which may benefit or affect the above described premises.
BEING AND INTENDED TO BE a portion of the premises conveyed to Allerton
Cushman by deed dated December 12, 1979, and recorded in Suffolk County Clerk's
Office in Liber 8760 of deeds at page 495 on January 11, 1980.
