11 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO

Two certain tracts or parcels of land located at Fishers Island, Town
Of Southold, County of Suffolk and State of New York, being bounded and
described as follows :
FIRST TRACT: Beginning at a monument at the Northeasterly corner of the
herein described tract, said monument being located 892.54 feet South
of a point which is 1772. 69 feet East of another monument marking the
United States Coast and Geodetic Survey Triangulation Station
"CHOCOMOUNT 2" and running thence South 9" 51' 50" West 672. 04 feet to
a point at the shoreline of Block Island Sound; thence following the
meanders of said shoreline on the following three courses: South 86"
46 ' 40" West 161. 71 feet; South 70" 02 ' 40" West 178. 73 feet and North
65" 05 ' 10" West 127.83 feet; thence North 15" 28' 40" East 621. 31 feet
to a monument; thence North 31" 26 ' 50" East 40. 00 feet to a monument;

• Department of the Navy to maintain the "Foracs" building on said
tract.
The FIRST TRACT is conveyed together with all the right, title and
interest of the party of the first part in and to the lands under the
waters of Block Island Sound adjoining said premises.
The above described tracts are conveyed together with a Right of Way,
20 feet in width across Lot #4 in Block 15 for ingress and egress and
for underground utility easements, the center line of which is des-
cribed as follows:
Beginning at a point on the Southeasterly line of an unimproved road,
said point being located 717. 60 feet South of a point which is 1275. 20
feet East of a monument marking the United States Coast and Geodetic
Survey Triangulation Station "CHOCOMOUNT 2" and running thence South
18" 20 ' 24" East 23. 74 feet to a point; thence South 4" 49 ' 24" East
33 . 34 feet to a point and South 5" 19' 10" West 32 .14 feet to a point
on the . Northeasterly line the SECOND TRACT above described.
The party of the first party also hereby reserves across the First
and Second Tracts a right of way for ingress and egress across the
Southerly 100 feet of the Second Tract and continuing across the Northerly
200 feet of the First Tract, the exact location of such 20 foot Right
of Way to be determined by the Grantor at a future date.
