RUNNING THENCE Northerly following the East boundary of the said land
of the United States to the Southerly line of East End Road (scmetimes
called Oriental Avenue) and which point is the Northeasterly corner of
land of the United States;
THENCE crossing the East End Road and following the same course as the
last to the shore of West Harbor or Fishers Island Sound;
BEGINNING at a stone monument set on the Southerly side of a road 40
feet wide, said monument being 2375.81 feet South of a point which is
1740.73 feet west of another monument marking the United States Coast
and Geodetic Survey Triangulation Station "NIN" (which said "NIN"
monument is located near the westerly end of a ridge overlooking the
South Shore of Fishers Island and on the highest point between
Chooarount and Mount Prospect and lies South 45 degrees 17 minutes 26
seconds East of North Dumpling Light in Fishers Island Sound) ;
RUNNING THENCE Northeastwardly along the Southerly side of said road
following the arc of a curve to the left whose radius is 752.62 feet
and the direction of who adius at that point is North 29 degrees 06
minutes 12 seconds WW16.01 feet to a stake;

THENCE Northeastwardly still along the southerly side of said road and
following an arc of a curve to the left whose radius is 321.70 feet
and the direction of yihayQ.sus at that point is North 31 degrees 50
minutes 40 seconds S..- 198.4�t to a stake;
THENCE South 71 degrees 12 minutes 53 seconds East 284.19 feet to
Block Island Sound;
THENCE the following two courses and distances along Block Island
Sound:
1. South 20 degrees 28 minutes 50 seconds West 149.54 feet to a point;
2. South 38 degrees 46 minutes 24 seconds Fast 214.54 feet to land
now or formerly of Eliot H. Porter II;
THENCE the following one course and distance along last mentioned
land:
1. North 63 degrees 28 minutes 00 seconds East 88.00 feet to a point;
THENCE North 38 degrees 52 minutes 50 seconds t 284.42 f t; and
passing through a monument to a monument set on y side of
the above mentioned 40 foot wide road, and;
THENCE Northeastwardly on the arc of ave to LL the

the monument set at the point or place of BEGINN
TOGETHER WITH all the rights, title and interest, if any, of the party '
of the first part in and to any lands which have accreted between the
lands above described and the present line of Block Island Sound.
TOGERHER WITH the easement described in the deed from Fishers Island
Development Corporation to the party of the first part dated April 7,

I Suffolk County Clerk's Office, where all recordings referred to herein
