WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingjpxtilic at Fishers Island , Town of Southold , County of Suffolk
and State of New York , bounded and described on Schedule A hereto .
Fishers Island Development Corporation , as successor to Race Point
Corporation, hereby consents to this conveyance and hereby waives
any and all rights it may have as such successor to purchase the
within described premises under that certain deed , dated October 8 ,
1976 and recorded in the Office of the Suffolk County Clerk on
October 22 , 1976 in Liber 8127 page 431, and under any other prior
instruments of record.

BEGINNING at a point at the Southeasterly corner of the Watch
Tower site, said point being located South 20 degrees 44 minutes
00 seconds East 413.20 feet from a lag screw on the dividing line
between Tract No. 1 and Tract No. 2 in a deed from Race Point
Corporation to these Grantees, said lag screw being located
1,295.04 feet North of a point which is 5,693 .40 feet West of a
monument marking the United States Coast and Geodetic Survey
Triangulation Station "PROS" and thence running North 69 degrees
57 minutes East 67.50 feet; thence Northeasterly 117 . 10 feet to a
fence corner; thence South 26 degrees 57 minutes 00 seconds East
134.54 feet; thence South 69 degrees 57 minutes 00 seconds West
180. 11 feet; thence North 20 degrees 03 minutes 00 seconds West
75.00 feet to the point of beginning. Comprising an area of . 39
acre, more or less.
BEING AND INTENDED TO BE a portion of the same premises conveyed
to the party of the first part by deed, dated October 8, 1976 and
recorded in the Office of the Suffolk County Clerk on October 22,
1976 in Liber 8127 page 431.
By accepting this deed, the party of the second part agrees that,
upon the recording of this deed, the above described premises
will merge with and become a part of other premises of the party
of the second part adjoining on the north, which other premises
are a 1.8-acre parcel designated by Suffolk County Tax Map Number
1000-9-9-6. 1 and a .70 acre parcel consisting of the northerly
portion of Reservoir Road, said other premises being a portion of
Tract No. 1 acquired by the party of the second part by deed
dated October 5, 1967 and recorded in the Office of the Suffolk
County Clerk on October 20, 1967 in Liber 6241 page 346, said
merged premises consisting of 2. 89 acres, more or less.
