WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Townof Southold,, Suffolk County, State of New York, being a part of that portion of Fishers Island lying to the east of Peninsula Road, said lot or parcel of land being bounded and described as fulluws; BEGINNING at an iron pipe on the Southeasterly line of a road, said iron pipe being located 268.71 feet north of a point which is 215.28 feet East of a monument marking the U.S. Coast and Geodetic Survey Triangulation Station "East End 2"; THENCE RUNNING South 18 degrees 02 minutes 30 seconds West 419.89 feet; THENCE North 71 degrees 02 minutes 40 seconds West 203.46 feet to an iron pipe; , THENCE North 13 degrees 57 minutes 20 seconds West 267.97 feet to a point on the southeasterly line of said road, said point being a point of curve to the right having a radius of 573.77 feet and the direction of whose radius at that point is South 30 degrees 46 minutes 43 seconds East; THENCE Northeasterly following the arc of said curve 402.11 feet to the iron pipe at the point or place of BEGINNING.
