Said lot or parcel of land being bounded and described as follows :
BEGINNING at a stone monument set on 'the northwesterly side of the road
forty feet wide, said monument being one hundred and eighty-nine and
ninety-two hundredths feet north of a point which is fifty-nine hundred
and thirty-two and seventy-seven hundredths feet west of another monumer
marking the U.S . Coast and Geodetic Survey Triangulation Station
"Chocomount 2" (which said "Chocomount 2" monument is located on the
\ summit of the highest hill on Fishers Island, N.Y. about two and one-
quarter miles west of the eastern end of Fishers Island and lies south
seventy-nine degrees twenty-nine minutes and forty-six seconds east of
North Dumpling Light in Fishers Island Sound) ; and running thence , alon;
the northwesterly side of said road, south fifty-nine degrees forty-fiv:
minutes and twenty seconds west one hundred and ten and twenty-six
t`s hundredths feet to a stake marking a point of curve to the right whose
radius is thirty-three and fifty-hundredths feet and the direction of
whose radius at that point is north thirty degrees fourteen minutes
and forty seconds west; thence westwardly (following the arc of said
curve) forty-five and forty-five hundredths feet to a stake; thence
northwestwardly (following the arc of a curve to the right whose radius
is two hundred and eighty feet and the direction of whose radius at
that point is north forty-seven degrees twenty-nine minutes and thirty

sound north thirty-five degrees forty three minutes and thirty
seconds east fifty-six and ninety-one-hundredths feet and north
sixty-six degrees thirty-nine minutes and forty seconds east one
hundred and ninety-nine and seventeen-hundredths feet to a stake;
thence along the lands formerly of Butler Company south twelve
degrees forty-four minutes and thirty seconds west one hundred
and sixty-seven and nineteen-hundredths feet to a stake; and thence
south eight degrees twenty minutes and twenty seconds east one
hundred and seventy-three feet to the place of beginning; containing
one and thirty-six hundredths acres , more or less;
TOGETHER with all the right, title and interest of the party of the
first part in and up to the land under the waters of Fishers Island
Sound and in and to any land which may lie between the meander lines
as set forth in the above description and the actual high water
mark; and
TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises and such other
easements and privileges as were granted to Flint Brayton by deed
between said Fisher's Island Corporation and said Flint Brayton,
dated the 2nd day of November, 1931 and recorded in the office of
the Clerk of Suffolk County, New York, in Liber 1636 , at page 24 ,
wherein said Fishers Island Corporation granted and conveyed said
premises to said Flint Brayton;
BEING AND INTENDED TO BE the same premises conveyed the Grantor
by Deed dated 12/16/85 and recorded in the office of the clerk of
the iCounty of Suffolk on 4/17/86 in Lieber 10018 cp 165 .
