WITNESSETH, that the party of the first part, in consideration of
Ten Dollars and other valuable consideration paid by the party of
the second part, does hereby grant and release unto the party of
the second part, the heirs and assigns of the party of the second

ALL those certain plots, pieces or parcels of land, with the
buildings and improvements thereon erected, situate, lying and

Suffolk, and State of New York, more particularly bounded and
described as set forth in Exhibit A attached hereto and made a
part hereof.
TOGETHER with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party
i of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the

lying and being in the Town of Southold, Suffolk County, State of New York, being a
part of that portion of Fishers Island formerly belonging to Fishers Island
Corporation, lying Easterly of the following line, viz,
BEGINNING at the Southeasterly corner of land owned by the United States, known
as the Fort H.G. Wright Military Reservation, Mount Prospect Tract, on the
shore of Block Island Sound or the Atlantic Ocean and running thence Northerly
following the East boundary of the said land of the United States to the
Southerly line of East End Road (sometimes called Oriental Avenue) and which
point is the Northeasterly corner of land of the United States , thence
crossing the East End Road and following the same course as the last to the
shore of West Harbor or Fishers Island Sound;
said lots or parcels of land being bounded and described as follows:

BEGINNING at a stone monument set on the Easterly side of a road forty feet
wide, said monument being twenty-two hundred and eighteen and thirty-seven
hundredths feet West of a point which is twenty-nine and seventy-four hun-
dredths feet South of another monument marking the U.S. Coast and Geodetic
Survey Triangulation Station 'Chocomount2" (which said 'Chocomount2" monument
is located on the summit of the highest hill on Fishers Island, N.Y. , about
two and one-quarter miles West of the Eastern end of Fishers Island and lies
South seventy-nine degrees twenty-nine minutes and forty-six sdconds East of
North Dumpling Light in Fishers Island Sound) ; and running thence South
seventy-four degrees thirty-four minutes and ten seconds West forty and
forty-hundredths feet to a stake; thence North nineteen degrees forty-four
minutes and twenty seconds West two hundred and eighty-one and two-hundredths
feet to the shore of Fishers Island Sound) , thence, with the meanders of
said sound, North eighty-five degrees fifty-one ;ainutes and thirty seconds
East seventy-two and fifty-four hundredths feet, North twenty-eight degrees
and fifteen minutes East seventy-six and six-hundredths feet, South seventy-

of whose radius at that point is South sixteen degrees thirteen minutes

and improvements thereon erected, situate, lying and being on
Fishers Island, in the Town of Southold, County of Suffolk and
State of New York, designated as Lots 58 and 59 on a certain map
entitled "Plan of Peninsula at Fishers Island, owned by Charles W.
i Hedge and Francis G. Thorp, by Chandler & Palmer Engineers,
Norwich, Conn. , 19130, and filed in the office of the Clerk of the
County of Suffolk on May 11, 1913, File No. 223 .
TOGETHER WITH an easement for ingress to and egress from the
premises above described over and along the 20 foot right of way
bounding said lots along the Easterly boundary thereof, shown on
said map leading from said premises to the private roadway of the
party of the first part, sometimes known as the Peninsula Road,adway as
and over and along said Peninsula Road or such other ro
now or hereafter may exist connecting the said Peninsula
public highway. with the
TOGETHER WITH all right, title and interest, if any, of the
grantor in and to the shores of the Inner Bay of Great Harbor
adjoining said premises and in and to the land under the waters of

title and interest of the grantor herein in and to a structure
