Suffolk and State of New York, consisting of lots designated as
Lots #45, 46 and 47 on a certain map entitled "Plan of Peninsula
at Fishers Island owned by Charles W. hedge & Frances G. Thorp.
by Chandler & Palmer, Engrs. , Norwich Conn. " and filed in the
-0ffice of the Clerk of the County of Suffolk on March 11th, 1913,
File No. 223 .
C TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to the shores of Great Harbor
adjoining said premises and in and to the land under the waters of
said Harbor adjoining said premises.
RESERVING to Fishers Island Estates, Inc. , its successors, and
assigns, from the grant of the premises hereby conveyed, easements
and rights of way within a strip of land 5 feet wide along the
easterly boundary of lots 45 and 47, fronting on a 20 foot right of
way shown on said map. the northerly boundary of lot 45 and the
southerly boundary of lots 46 and 47 for the erection thereon of
poles to support wires for the transmission of electricity for
lights, heat, telephone and for other purposes and for the
construction, operation and maintenance of pipe lines and conduits
under the surface of said reservation for any lawful purpose
whatsoever, but Fishers Island Estates, Inc. , shall have the right
at any time to release the premises above described from these
particular easements and rights of way; provided, however, that
whenever the surface of the ground shall be disturbed by Fishers
Island Estate, Inc. , its successors or assigns, for the purpose of
constructing or repairing any such pole line, pipe line or conduit,
it shall become the duty of Fishers Island Estates, Inc. , its
