THIS INDENTURE, made the day of Decdember, 1988 , 8`
between DUDLEY C. PHILLIPS of 871 Weed Street, New Canaan,
Connecticut 06840, hereinafter called the grantor, party of the
first part, and NAN E. PHILLIPS and DUDLEY C. PHILLIPS , Trustee
under that certain Agreement of Trust dated Decemb (P 1988//

An undivided one-half (1 /2) interest (being a tenancy in
' ItX_10 common and not a joint tenancy) in all the lots or parcels of
vol.Oo land , with the buildings and improvements thereon, on Fishers
Island in the Town of Southold, Suffolk County, State of New
fDSM3 York, conveyed to Nan E. Phillips by Fishers Island Development
Corporation, a New York corporation (the "Corporation") , by
Indenture dated September 23, 1977 , which is recorded in Liber
8335 of Deeds , Pag 261 , said lots or parcels of land being
bounded and described as follows :
