WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being issidn at Fishers Island, Town of Southold, County of Suffolk and
State of New York, being bounded and described as follows:
BEGINNING at a monument on the Southeasterly line of Crescent Avenue, said monument
\7\\5 being located 4143.47 feet North of a point which is 1279.93 feet West of a monument
l� marking the United States Coast and Geodetic Survey Triangulation Station "PROS" and
said monument also marked the Northwest corner of the premises herein.

Crescent Avenue 208.71 feet to a monument onthe Northerly side of Madeline Avenue;

Block 0700 the easterly line of Crescent Avenue, the point or place of BEGINNING.

TOGETHER with all right, title and interest, if any, of the Grantors to lands lying
between the mean high water mark and the mean low water mark of the pond abutting
the above described premises on the East and to the lands under the water of said
pond in front of and adjoining the above described premises on the East.
BEING the same premises conveyed by Messmore Kendall to the Grantors Sheldon Meyer
and Mary Meyer, his wife, by deed dated June 19, 1987 and recorded in the Suffolk
County Clerk's Office on July 2, 1987.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
1 AND the party of the first part,in compliance with Section 13 of the Lien Law,hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to.the payment of the cost of the improvement before using any part.pf,dle.total of,the same for
any other purpose:. .
The word "party" shall be',construed as if it read "parties" whenever the sense of this 11 indenture so requires,
