LAMB and JANE LAMB, his wife, both residing at i Route 97, Abington, Connecticut 0 2 party of the second part, WITNESSETH, that the party of the first part,in consideration of ten dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part, the Nein or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvemeuts thereon erected, situate, lying and being in-the at Fishers Island, Town of Southold, County of Suffolk and State of New York, being bounded and described as follows: BEGIM-AG at a drill hole in the walk on the proposed northwesterly line of Whistler Avenue, said point being 197.08 feet South of a point which is 5,538.96 feet West of a monument marking the United States Coast and Geodetic Survey Tri- angulation Station "PROS" and RUNNING THENCE along said proposed road line South 670 131 00" West 127.5 feet to a drill hole; THENCE North 220 471 0011 West 117.96 feet to land of the Fishers Island Ferry District; THENCE North 670 171 00" East 47.73 feet; THENCE North 530 151 0011 East 76.21 feet to an iron pipe, these two lines abutting northwesterly on said Ferry District land; THENCE along the proposed southwesterly line of Trumbull Drive South 250 101 00" East 136.44 feet to the point of BEGINNING. TOGETHER WITH the right to use in common with Race Point Corporation and others two strips of land for ingress and egress located, respectively, between the curb line on the northwesterly side of Whistler Avenue and the southeasterly line of the premises and between the edge of the pavement on the southwesterly line of /O O O Trumbull Drive and the northeasterly line of the premises until such time said /a00 strips are dedicated for public purposes and accepted by the Town for such pur- poses. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except at aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part rytll receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be-applied first for the purpose of paying the cost of the improvement and will apply the same first to.the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
