Connecticut 06107, as trustee under deed of trust of
Winchester F. Hotchkiss and Jane E. Hotchkiss dated

WITNESSETH, that the party of the first part, in

BEGINNING at the southeasterly corner of land now or formerly
owned by the United States, known as the Fort H. G. Wright
Military Reservation, Mount Prospect Tract, on the shore of
Block Island Sound or the Atlantic Ocean (as said Tract was
constituted prior to the extension thereof by the acquisition
of additional lands in condemnation proceedings instituted
in 1942) , and running thence northerly following the East
boundary of said tract of land now or formerly of the United
States (as same was constituted prior to such extension
thereof) to the southerly line of East End Road (sometimes
called Oriental Avenue) and which point is the northeasterly
corner of said tract of land now or formerly of the United
States (as same was constituted prior to such extension

BEGINNING at a point on the shore of Island Pond, said point
being 1,545.70 feet North of a point which is 374.62 feet
East of a monument marking the U. S. Coast and Geodetic
Survey Triangulation Station "Nin" (which said "NIN" monument
is located near the westerly end of a ridge overlooking the
south shore of Fishers Island and on the highest point between
Chocomount and Mount Prospect and lies South 45 degrees 17
minutes 26 seconds East of North Dumpling Light in Fishers
Island Sound) ; and running
THENCE South 70 degrees 07 minutes 30 seconds West 55.00
feet to a stake;

RUNNING THENCE North 70 degrees 07 minutes 30 seconds East
223 .85 feet;
THENCE North 71 degrees 45 minutes 20 seconds West 255. 65
feet to the easterly side of said road;
THENCE along said easterly side of said road the following
two courses and distances:
1) South 14 degrees 24 minutes 40 seconds East 107. 32 feet; f
2) Southwesterly along a curve bearing right having a
radius of 181.38 feet a distance along said curve of
52. 68 feet to the point or place of BEGINNING.
BEING and intended to be the same premises conveyed to the
party of the first part by deed of William Lee Hanely, Jr. ,
dated December 8, 1976 and recorded in the land records of
Suffolk County, New York on December 13, 1976 at Liber 8157
page 41.
Subject to all reservations, covenants, restrictions,
agreements, easements and rights of way of record and recited
in the deed made by Comfort P. O'Connor to William Lee Hanley,
Jr. and Mary S. Hanley, his wife, dated May 5, 1970 and
recorded in Liber 6741 Cp 229 in the Suffolk County Clerk's
Office.
