WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

of New York, more particularly bounded and described as follows:
Beginning at a monument on the Southeasterly line of Equestrian Avenue, said
monument being located 1653.25 feet North of a point which is 3236.20 feet West
of a monument marking the United States Coast and Geodetic Survey Triangulation
Station "PROS" and running thence South 51 degrees, 33 minutes and 20 seconds
East 105.00 feet to an iron pipe; thence North 43 degrees, 42 minutes and 40
seconds East 122.31 feet to a monument; thence North 43 degrees, 34 minutes and
00 seconds East 15.00 feet to a point; thence South 46 degrees, 26 minutes and
00 seconds East 90.00 feet to a point; thence North 89 degrees, 25 minutes and
18 seconds East 149.49 feet to a monument; thence South 26 degrees, 07 minutes
and 55 seconds West 411.85 feet to an iron pipe; thence North 68 degrees, 18
minutes and 27 seconds West 225.34 feet to a point; thence North 39 degrees, 13
minutes and 50 seconds East 214.25 feet to a point; thence North 51 degrees, 33
minutes and 20 seconds West 201.38 feet to a point on the said Southeasterly
line of Equestrian Avenue; thence North 43 degrees, 53 minutes and 45 seconds
East 30.14 feet along said avenue line to the monument at the point of beginning.
BEING AND INTENDED TO BE a part of the same premises conveyed to the party of the
first part by deed, dated May 8, 1987, and recorded in the Office of the Suffolk
County Clerk on June 15, 1987 in Liber 10342 page 32.
SUBJECT TO Declaration recorded in the Office of the Suffolk County Clerk on
February 7, 1990 in Liber 11013 page 484 and other covenants, restrictions,
easements and agreements of record.
