0 BEGINNING at a point in the center of an iron pipe driven into the
ground on the westerly line of a private right-of-way of Fishers
Island Estates, Inc. , leading northerly from the highway sometimes
called the Peninsula Road leading to Peninsula Point so-called, said
point of beginning being on the dividing line between the herein con-
veyed tract and Lot No. 30 as shown on the plan hereinafter referred
to; thence running northerly along the westerly line of said right-of-
way a distance of 150 feet more or less (passing through another iron
pipe on the westerly line of said right of way) to the shore of West
Harbor; thence following the meanders of said shore line of West Harbor
and Great Harbor in a general westerly, southwesterly and southerly
direction 320 feet more or less to a point on said shore marking the
r northwesterly corner of Lot No. 30 as shown by said plan; thence
easterly on a line measured at right angles to said westerly line of
< said right of way and running along the northerly boundary of said Lot
No. 30 a distance of 152 feet more or less to the point of beginning;
containing 0 .56 acres more or less.

TOGETHER WITH all the right, title and interest, if any, of the party
of the first part in and to the shores and land under the water of West
Harbor and Great Harbor in front of and adjoining said premises.
