or successors and assigns of the party of the second part forever,

part of that portion of Fishers Island lying to the east of Peninsula Road, said
lot or parcel of land being bounded and described as follows:
BEGINNING at a point on the Southeasterly line of a road distant 402.11 feet
southwestwardly from an iron pipe on said southeasterly line of a road, said iron
pipe being located 268.71 feet north of a point which is 215.28 feet East of a
monument marking the U.S. Coast and Geodetic Survey Triangulation Station "East
End 2";
RUNNING THENCE from said point of beginning South 13 degrees 57 minutes 20
seconds East 267.97 feet to an iron pipe;
THENCE South 71 degrees 02 minutes 40 seconds West 203.46 feet;
THENCE South 18 degrees 02 minutes 30 seconds West 98.44 feet to a monument;
THENCE North 71 degrees 02 minutes 40 seconds West 292.22 feet to an iron pipe;

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part Will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
