WITNESSETH, that the party of the first part, in consideration often dollars and other valuable consideration paid by the part of the
second part, does hereby grant and release unto the party of the second part, thc heirs or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at South
Harbor, Southold, Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point marked by the intersection of the northeasterly line of land of Southold park
District with the Southeasterly line of land now or formerly of M. Crane and the Northwesterly line of
the premises herein described and;
RUNNING THENCE from said point of beginning along said land of Crane, North 45 degrees 25
minutes 30 seconds East, 106.12 feet;
RUNNING THENCE along land now or formerly.of E.H. Ford South 27 degrees 15 minutes 50
seconds East, 19.36 feet;
RUNNING THENCE along Park Place (Private) the following courses and distances: 1. South 45 degrees 25 minutes 30 seconds West, 8 feet;
2. South 22 degrees 05 minutes 50 seconds East, 100 feet;
RUNNING THENCE along said land now or formerly of L.G. Ford South 45 degrees 25 minutes 30
seconds West, 100 feet to land of Southold Park District;
RUNNING THENCE along land said land North 22 degrees 05 minutes 50 seconds West, 120 feet to

TOGETHER WITH the right, ~n common wire
and to and from South Harbor Road over the area designated on said map as Park (goad) Place and
Memorial Park Lane to the northerly terminus thereof and then over the existing Wood Road
Northwesterly to South Harbor Road, together with the right to connect with the existing electrical
utility lines.
BEING AND INTENDED TO BE THE same premises conveyed to the grantor herein by deed dated
October 14, 1986 and recorded in the Office of the Suffolk County Clerk on November 6, 1986 in
Liber 10162 cp. 223.
TOGETHER with all right, title and interest, if any, of the pa~y of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of thc first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the patty of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have
been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the parposo of
paying thc cost of the improvement and will apply the same first to thc payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indantum so requires.
