Nineteen hundred and sixty, between FISHERS ISLAND ESTATES, INC., a New York corporation, having its principal office at 14 East 52nd Street, in the City, County and State of New York, hereinafter called the grantor, pprty of the first part and BARBARA C. WATKINS, residing at 16& East 74th Street New York, New York , hereinafter called the grantee, party of the second part; t . WITNESSETH: That the party of the first part, In consideration of One hundred Dollars (:100.00), lawful money of the United States, and other good and valuable considera- tion paid by the party of the second part, does hereby grant and release unto the party of the second part, her heirs and assigns forever, ALL that lot or parcel of land in the Tam of South old, Suffolk County, State of New York, being a part of that portion of Fishers Island belonging to the grantor (which portion is hereinafter called the "Park") lying easterly of the following line, viz.: BEGINNING at the southeasterly corner of land now u or formerly owned by the United States, known as the Fort _ p H. G. Wright Military Reservation.Mount -Prospect 'Aract, o the shore of Block Island Sound or the Atlantic Ocean (as said Tract was constituted prior to the extension thereof by the acquisition of additional lands in condemnation pro- ceedings instituted in 1942) and running thence northerly following the East boundary of the said tract of land now or formerly of the United States (as same was constituted prior to such extension thereof) to the southerly line of East End Road (Sometimes called Oriental Avenue) and which point is the northeasterly corner of said tract of land now or formerly of the United States (as same was consti- tuted prior to such extension thereof), thence crossing the East End Road and following the same course as the las to the shore of West Harbor or Fishers Island Sound; Said lot or parcel of land being bounded and des- cribed as follows: BEGINNING at a point at the Northeasterly corner of other land of this grantee, said point being located North twenty degrees forty-seven minutes and forty seconds West one hundred thirty and no hundredths feet from a stone monument set at the Northerly end of a road forty feet wide said monument being seven hundred and nine and thirty-four hundredths feet North of a point which is three thousand five hundred eighteen and twenty-three hundredths feet East of another monument marking the U. S. Coast and Geodetic Survey Triangulation Station "Chocomount 2" (which said "Chocomount 2" monument is located on the summit of the highest hill on Fishers Island, N. Y., about two and one- quarter miles West of the Eastern end of Fishers Island and lies South seventy-nine degrees twenty-nine minutes and forty-six seconds East of North Dumpling Light in Fishers I.,land Sound); and running thence along said other land of this grantee, (1) South eighty-four degrees eleven minutes and ten seconds West two hundred twenty-five and ninety- seven hundredths feet, and (2) South fifty-four degrees fifty-six minutes and thirty seconds West two hundred three LBLA TM PAGE 442 and ninety-three hundredths feet to a point on the North- easterly side of another road forty feet wide; thence Northwestwardly, along the Northeasterly side of said road and following the are of a curve to the left, whose radius is one thousand four hundred twenty and fifty-seven hundredths feet and the direction of whose radius at that point is South fort,,A�grine degrees thirty-one minutes and forty-three seconds aa`-�Sstance of fourteen and no hundred- ths feet to a point of curve to the left whose radius is three hundred seventy-one and fifteen hundredths feet and the direction of whose radius at that point Is South forty eight degrees fifty-seven minutes and fifty seconds West; thence Northwestwardly along the Northeasterly side of said road and following the arc of said curve a distance of thirty-six and no hundredths feet; thence North thirty- two degrees thirty-three minutes and no seconds East four hundred nineteen and seventy-nine hundredths feet to the shore of Fishers Island Sound; thence following the mean- ders of said shore line North eighty-eight degrees seven minutes and no seconds Rest one hundred thirty and eighty- two hundredths feet; thence South eleven degrees thirty- one minutes and ten seconds East one hundred fifty-nine and sixty-two hundredths feet to a point; and thence South twenty-degrees forty-seven minutes and forty seconds East one hundred five and thirteen hundredths feet to the point of beginning; containing one and eighty-hundredths acres, more or less; -_TOGETHER with an easement to the grantee, her heirs
