by the party of the armed part,do-hereby grant and release unto the party of the scrod part,the heirs or

ALL that certain plot,pica or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the Town of Southold, Suffolk County, State of New York,
being a part or portion of Fishers Island belonging to Fishers Island
Estates, Inc., formerly Fishers Island Corporation (which portion is
hereinafter called the "Park") lying Easterly of the following line,
viz.:
;BEGINNING at the southeasterly corner of land owned by the U.S. known
as the Fort H.G. Wright Military Reservation Mount Prospect Tract on
the shore of Block Island Sound or the Atlantic Ocean;
THENCE northerly following the east boundary of the said land of the
U.S. to the southerly side of East End Road (sometimes called oriental
Avenue) and which point is the northeasterly corner of land of the U.S.;
THENCE crossing the East End Road and following the same course as the
last to the shore of West Harbor or Fishers Island Sound:
Said lot or parcel of land being bounded and described as follows:
(BEGINNING at a stone monument set on the easterly side of a road 40
Peet wide said monument being 1146.22 feet East of a point which is
1454.91 feet North of another monument marking the U.S. Coast and
(Geodetic survey triangulation station "East End 2" (which said "East
Edd 2" monument is located on the summit of the highest hill East of
East Harbor on Fishers Island, New York, and lies South 54 minutes
West of Latimer Reef Light in Fishers Island Sound);

THENCE North 87 degrees 7 minutes 30 seconds East 418.85 feet to the
shore of Block Island Sound;
, THENCE with the meanders of said sound South 30 degrees 47 minutes
1150 seconds West 54.49 feet; South 4 degrees 1 minute 20 seconds West
128.32 feet and South 14 degrees 57 minutes 40 seconds East 92.76
feet to a stake;
,.THENCE along lands now or formerly of Gertrude Geer Talcott South 88
degrees 31 minutes 10 seconds West 395.37 feet to a stake set on the
easterly side of said road;

West 98.78 feet to a stake marking's point of curve to the right whose

TEENCE northerly still along the easterly side of said road (and
following the arc of said curve) 87.24 feet to astakey'
THENCE still along the easterly side of said road Borth 11 degrees
48 minutes 20 seconds East 44.86 feet to the place of 'beginning;
containing two and thirty-six hundredths acres, more or Iess.
BEING the sane premises conveyed to Frank H. Goodyear.by Fishers
Island Corporation by deed dated Bay 200 1929, and recorded in the
Suffolk County Clerk's Office in Liber 1436 of Deeds at Page 573.
