RITA G. STEFANINI, of the Tishers Island, County of Suffolk, State of New
York, and within the Township of Southold, Party of the first part, and
- ANTHONY N. STEFANINI of Fishers Island, County of Suffolk, State of New
York, and within the Township of Southold, party of the second part,
WITNESSETH, that the party of the first part, In consideration of One
($1.00) Dollar lawful money of the United States, and other good and
valuable consideration paid by the part of the second part, does hereby 1
grant and release unto the party of the second part, his heirs and assigns. I
forever, ALL that certain plot, piece or parcels of land situate, lying
and being on Fishers Island. Town of Southold, County of Suffolk and State
of New York bounded and described as follows:
FIRST TRACT: COMMENCING at a point on the southerly side of Avenue B twelve
12 feet easterly or a drill hole in a sand stone. said drill hole being -
located N. 870 06' 20" E of U.S. Coast 6 Geodetic Survey Triangulation F
Station "PROS" the line runs along the southerly side of said Avenue B in an
easterly direction sixty-five (65) feet to a point; thence, the line con-
tines along the southerly side of Avenue B, still in an easterly direction,
thirty-six and 32/100 (36.32) feet to a point; thence the line turns to the
right and runs along the westerly side of property of Serge J. Doyen in a f
southerly direction a distance of seventy-four (74) feet to a point; thence.
the line continues in a southerly direction along the westerly side of
property of Said Serge J. Doyen a distance of twenty-five and 99/100 (25.99)
feet to a point; thence the line turns to the right and rune in a westerly
direction along the northerly side of property of marvin Van Tassel a dis-
tance of eighty-eight (88) feet; thence, the line turns to the right and Ir
rues in a northerly direction along the easterly line of property of the said
Marvin Van Tassel a distance of one hundred, eight (108) feet to the point
of BEGINNING.
TOGETHER WITH all the right, title and interest, if any, of the party of the _
first part in and to a certain 12 ft. right of way extending from the South-
east corner of the premises, Southerly. Easterly and then Northerly to
Avenue B.
SECOND TRACT: BEGINNING at a stone monument on the Southerly Line of Avenue i
B -at the Northwesterly corner of other land of this Grantee. said point ,
being 5387.25 feet North of a point which is 1314.63 feet West of another
monument marking the United States Coast and Geodetic Survey Triangulation
Station "PROS" and, running thence South 6 degrees 27 Minutes 50 Second East.
108.00 feet; thence running South 87 degrees 00 Minutes 30 seonnd West, 20.00
feet; running thence North 6 degrees 27 minutes 50 seconds West 110.77 feet
to said Avenue lines; running thence along,said Avenue line south 85 degrees
01 minute 40 seconds East 20.34 feet to the point of beginning, containing an
area of 0.05 acrev more or less.
