thence north 9 degrees 39 minutes east 87.0 feet and along the
westerly side of a right of way hereinafter described to a point;

easterly side of a private road 12 feet in width; running
thence along said northeasterly side of said private road
south 28 degrees 51 minutes 30 seconds east 131.81 feet to a
corner formed by an intersection of said private road and
another private road;
thence along the northerly side of said last mentioned private
road north 84 degrees 58 minutes 30 seconds east 56.09 feet to the
Westerly side of Equestrian Avenue; running thence along the west-
erly side of Equestrian Avenue north 4 degrees 24 minutes 30 seconds
east 8.59 feet to said brass pin at the point or place of beginning.
TOGETHER with a right of way in common with others over the existing
private roads situated in the premises hereinafter described.

south 4 degrees 24 minutes 30. seconds west 179.30 feet to the point
of beginning, this last line abutting easterly on Equestrian Avenue.
TOGETHER WITH a right of way from Equestrian Avenue for the purpose
of ingress and egress by foot or vehicle from Equestrian Avenue to
the premises first above described over that plot of land more part-
icularly bounded and described as follows:
BEGINNING at a brass pin situated in the northwest corner of
Equestrian Avenue, which pin is distant 3339.15 feet north of a point
which is distant 2283.16 feet west of a monument marking the U.S.

thence north 9 degrees 39 minutes east 100 feet to an angle;
running thence south 80 degrees 21 minutes east 20 feet to an angle;
running thence south 9 degrees 39 minutes west 98.17 feet to an
angle to the northwesterly end of Equestrian Avenue; running thence
north 85 degrees 35 minutes 30 seconds west 20.23 feet along the
northwesterly end of Equestrian Avenue to said brass pin to the point
or place of BEGINNING.
TOGETHER with an easement, if any, in common with others for sanitary
sewer, cesspool and drainage field over the premises to the south
and the right to enter upon said premises for the purpose of main-
taining, repairing and replacing such sanitary sewer, cesspool and
drainage field.
The party of the first part is the same person as the
Grantee in the deed between May Harbor Realty, Inc., and Ira E. flicks,
conveying the premises described herein, dated May 16, 1949, and
recorded May 20, 1949, in the office of the Clerk of Suffolk County,
in Liber 2951 op. 129.
